There is a huge area being cleared on Powell Road across the street to Brownwood Towne Village. I believe that it is a large shopping center. Does anyone know what is going into this center...Maybe we will get a nice center close by instead of having to drive to Hwy 441!

Have you ever been to Sparr Building & Farm Supply just southwest of Brownwood? They have a bit of everything and they seem to be good people.

Once again, for the folks in the back row, there is a new villa neighborhood going in on the northern portion of that property. As of this date, there are NO plans/permits for commercial property.

If you read the Daily Sun there is a legal section where The Villages posts ALL these legal adds. If there's a change to the current plans that requires a County Meeting they are posted by law. The Villages news also does an online posting. If there is a shopping area on the Villages Property I would guess it will be like the one that was just added by the new Sweet Bay. Now further West on Rt.44 between the Brownwood Property and the Trailer Park including part of the Trailer Park there are for sale signs up. Also between 301 and 75 on the N/S of 44 there is a sign and land clearing for a Flea Market coming.

I wonder if there will be golf cart access to that side of Powell Road.
By the way, sorry to dash the hopes of some, but I think the days of the big multipurpose shopping malls (like Millennium Mall, etc.) are long gone Too much internet shopping going on.

Tunnels already exist under Powell Road. Access to Grand Traverse Plaza will not be a problem. The homes that will be built just south of 44A are called Village of Collier at Alden Bungalows.

Read the plans Publix in the middle. A restaurant is marked on one end ( no name ) the rest of the stores are marked tenant. Looks similar to Colony.

Other than Publix I see noting else other than some space set aside for a restaurant . I am sure there will be many food establishments in that center.
Don't think you will see a Costco or anything big like that.

There a quite a few Villas going into that section. I believe the Villa section goes down to the 2nd traffic circle s/o 44A. then the rest would be the shopping center. If you look at the Pinellas Plaza and The Colony Plaza they're on a good size piece of property.

Our realtor told us that a Mall with several large anchor stores will be going in near Brownwood out on Hwy 44. He did not have a date or more details. I am sure that 44 will get built up just like 27/441 is now.

Seems like overload on the Western side of The Villages -- Pinellas and Grand Traverse. If Grand Traverse had Home Depot, etc. that would make sense, another grocery does not IMO. Eastern side of TV is desperate for another grocery. Colony is a zoo now, and will be made much worse with Fruitland Park Villages. Anyone hear anything about building a grocery on the Eastern side?

I believe that was the plan/concept 5 years ago. If you went to the developer's commercial web site there was a proposed Anterim Dells mall slotted for that space. If you go to that web site now, all references to Anterim Dells are gone.
Plans do change over time. I think that one thing the developer is learning as time goes on is that there is much less demand for commercial space than what he had originally hoped. The Buffalo Ridge commercial area is huge but has not seen any new development there in years. The Mission Hills area was originally supposed to be commercial space and it appears that demand never materialized and instead it was rezoned residential. I think people holding out hope for a Macy/Dillards type mall will be disappointed.

"About half of the land is at the southeast corner of the intersection of Buena Vista Boulevard and County Road 44A, extending south to State Road 44. The other half is on the southwest corner of the intersection of County Road 44A and Powell Road, just west of Brownwood Paddock Square."
What this means is that the two parcels were originally planned to be commercial, and would not be in a CDD. TV decided instead to develop them as residential. Therefore, they have been added to CDD 10. A public hearing was a required step in the process to add them to CDD 10.
Furthermore, "The area west of Brownwood is where The Villages has plans for Antrim Dells, a 500,000 square-foot commercial development and shopping mall. It is currently in the development stage, according to The Villages’ website."
The author of the article simply pulled information from the obsolete web page that brightspot01 originally mentioned in this thread.

Everybody is curious about a shopping mall. I can tell you this for sure----my wife and a lot of ladies in TV will not be satisfied until there is a Macy's in The Villages. Being politically correct, I will put some guys in there too.
Time will tell.
Don't have to be politically correct after two months I asked my husband well what do you think. His answer well I would miss the shopping I mean the Macys is all the way in Ocala and when you get there it is a second level Macys mostly their own label. I never shop (retired retail I associate the mall with 70hr weeks), hubby checks out the mall by us twice or more a week.
As I have said before I was a number cruncher for Macy's.:posting: I think for a location to work for them, A mall would have to be adjacent to I 75 and the overall demo of the area would have to go up quite a bit I would think. Especially if the one in Ocala isn't making it's numbers which a friend says it isn't.

Haven't we learned over the years that all them guesses are really rumors? When the shovel hits the dirt and the sign goes up then we know for sure.
BTW did you hear someone was building a roller derby track next to the tire store in Colony? :D

The roller derby track is not a rumor. I heard from my neighbor's son's girlfriend's uncle in Georgia that his cousin works for the company that builds roller derby tracks all over the country. Being The Villages, it will be an outdoor track.
BTW – This is the same company that's planning to build the pro-wrestling arena in front of Sweetbay in Pinnelas Plaza.

I for one hope we don't get a BIG BOX MALL. Ocala is close enough, Leesburg Mall is having big problems loosing tenants, There is more then enough traffic here now. add a mall to that just nuts. O'Cala is what a half hour away. I'll bet someone from the North end could be at O'cala by car before they're at the maybe mall by golf cart

One thing I can for sure, After working in TV for so long, things change day to day. The hospital going in at Brownwood for one. That changed daily until if finally got closed up. The east side of Brownwood on Torch Drive is Unit 966. Antrim Dells. about 175 homes. They will start construction Today on the home sites, The west side of Brownwood is Unit 969 ALden. ALong with Grand Traverse with Publix. Will be similar to Southern Trace Plaza with Publix.
Have not heard talk of a big mall in a long time. Was orignally suppose to be at Buffalo Ridge across from the School area before Red Lobster and Freshmarket were built,, then it changed to Antrim Dells when that was first in Planning Phase.
I tell you so much changes daily. I do know there is alot planned for the area south of 44 where Morse comes out at CR-468. See what happens. Nope will not say any thing in particular. Like I said so much changes.
Square One Burger is started for Pinellas Plaza. That should be a nice place looking at the menu..

Yes, there is going to be a gas station next to the Community Bank at Pinellas Plaza. There was an article somewhere stating it would be owned by a local resident in The Villages who has been in that business for a long while.
Hoping the prices are more competitive than the Villages Shell stations.

There's more than just cleared land. If you drive by and look, some of the planned parking lot has been already been paved and curbed, even though the building hasn't begun. This is the new Publix-anchored shopping center. It's not huge, by a long shot, not anywhere near as big as Colony Center. In fact, I have heard that the Publix will be a size smaller than the one at Colony. The plans for the store and center were posted online and linked here a few weeks ago.

According to the builder of our home, the area that is being cleared is going to be commercial. If indeed it is, it will be a very welcome addition to this part of The Villages.

I hate to hear that. The one in Colony has narrow isles and hard to get around with a cart. SweetBay has done it right with wide isles. It's hard to believe Publix would plan on a smaller store in an area that will have many customers.

There's more than just cleared land. If you drive by and look, some of the planned parking lot has been already been paved and curbed, even though the building hasn't begun. This is the new Publix-anchored shopping center. It's not huge, by a long shot, not anywhere near as big as Colony Center. To those who have documents showing a new publix, please inform the district manager of this area for publix that they are building a new store. He has no idea as does the publix manager in colony. Checkouts do not make policy decisions as someone quoted all the checkouts know about the new store.

The documents that were posted earlier clearly showed Publix in the artist's drawings of the area. Maybe that is no different than an artist drawing a new building with autos out front and one of them happens to be a Chevy, doesn't mean a Chevy will be there.
However, I think they (Publix) would be foolish not to build/lease there.

There is a huge area being cleared on Powell Road across the street to Brownwood Towne Village. I believe that it is a large shopping center. Does anyone know what is going into this center...Maybe we will get a nice center close by instead of having to drive to Hwy 441!
No shopping centers for the Villages....

A post in another thread today states the Publix sign was being put up today. I intend to take a picture of the sign to post here for those who are so positive a Publix couldn't possibly be build in/near Brownwood. Time will tell.

I love Publix...I love their store brands, and I love the variety of deli items, and I love that you can buy almost everything you need there.

Another report to add to the mix. A friend swears that they saw some drawings about the land NOT owned by Morse family on 466a that starts beside Sand Hill golf course. They said they saw a space for a strip mall, housing, etc., and what they said was "a big box " store. Don't know if that is even true, but maybe that is what some sales people were talking about when they have told potential residents a "MALL" is going to built near Brownwood. I for 1 will believe all this stuff when I see it. I agree with the poster who said if he read this site that Morse would get a big laugh. I have never lived in an area so secretive about what is going to be built. My city would publish in the papers and put up signs about what is coming long before anyone broke ground. What is the harm in letting us know about new stores and restaurants?????
