:posting:I have a question about the true cost to live in the Villages.
Given this senerio

you own your home free and clear
taxs and bond are about $4500.00 a year
you have a service take care of the lawn, pest control
The couple wants to play championship course 3 times a week
eat out every Friday and Saturday ( wife days off )
One car owner, no car payment
Two golf carts

When we add everything in we come up with about $4,100.00 a month does that sound about right ?

cost our home is between $11000, to $13000. per year. no mortgage, no car insurance, no golf, no food....so about $1000 a month golf at high season for champ course $40 each play..Eating out can be $20 each or $100, so you may be a little high at $4000. a month

Don't forget monthly amenity fee (approx $145/mo) and annual Maintenance fee (approx $800/yr) Utilities will vary widely depending on the size of your house and how cool you keep it. Water costs will depend on size of yard and type of landscaping you have.

I think that is a very good estimate of your costs per month.

Keep in mind that at least some of your "monthly costs" are controllable. For example, the number of times per month and where you eat out. How often you golf, especially at championship courses. How many conserts and events you attend at Savannah Center.

After a year here, our costs are very similar (in total) to our costs up north if you don't include eating out (lots more choices here!) and concerts, etc. While I pay for landscaping/mowing/pest control here, I don't have riding mower, snow blower, and roto-tiller. And no snow tires/chains.

Check the "nuts and bolts" section as zcaveman has a list, of all expenses.

It near the bottom of the "home" page.

I personally would make a spreadsheet, that includes all expenses.

$4000 per month, does sound, a little high.

How about cable/internet/phone - that hits us for $150 a month

We budget the following
electric, water, sewer, trash, monthly dues, home owners, bond, car insurance, health care costs, cell phone with Wi Fi hot spot for internet, food $500, eating out $800, golf $950, misc expense $250 a month, golf cart maintence, VCDD fees, steller lawn, pest control service, gas for car golf carts.

Is there anything else we over looked ?

I budget $1000 a month for all those utility type items, $400 for the pool, and $100 a day for everything else. That comes to $12000, plus $4800, plus $36500. So I use $60,000 annually and believe it leaves some wiggle room.
