Concrete block stucco attached to home and finished inside closer to $190./$200. per SF.

Note that, if and when you find a contractor, make sure you have a clear agreement on the payment terms. DO NOT pay any money in advance, but it may be necessary to agree on a few progress payments based on work completed. Assuming you get a county building permit, you may want to ask the county how many inspections they will do, and schedule any progress payments to coincide with those inspections. If a contractor requires a deposit or down payment before doing any work, find another contractor.

Also, if the project requires subcontractors, especially plumbing and electrical work, you should require that these subcontractors be licensed in Florida to do that work.

As new construction is selling for that much per square foot, it sounds like it is in the ballpark but I would still get quotes. Just wondering how you got ARC approval without mentioning vendor and their plans and materials?

Almost $84,000 for a golf cart garage seems high. Years ago $10,000 was the going price. Hard to believe it has increase that much over 10 years.

Seems very high you can build a home for that Sq ft price or less

I had Melton Constuction build me a 12x20 finished cart garage and 16x20 room addition on a courtyard villa 3.5 years ago. They did quality work and showed up every day. Project was completed ahead of schedule. Although construction costs have gone up substantially, the quote you have received seems really high for what you want built. Call Melton and get a quote. He will tell you what he can do, without a lot of BS.
