Default Anyone have experience with home warranty service contracts?

Good? Bad? Recommendations which company to consider, as well as which to avoid? Are they worth the cost? Would appreciate all suggestions--thanks!

We had one when we bought our house in Leesburg. The house is 15 years old.

Weather or not it is worth it depends on your home, your level of handiness, etc.

I managed to get my money's worth from them...but it was because of the age of the home. Dishwasher died, got a new one. I elected to have them just pay me, I got one myself and installed it, ended up making money on it.

I kept the warranty for another year, because I knew my A/C was on it's last legs. When the compressor died, they said it was covered, and the brochure said they upgrade to 13 seer.......BUT, they wanted to connect a new condenser (13 seer) to the old 10 seer air handler. That is sub standard work. It will work, but it is not right. I managed to get $716 from them towards a new system that I wanted......they claimed they buy in bulk, so they can get and install a new condenser that cheap. I said no way, and just took their money. You had to pay them a $55 fee for coming out to look at whatever was broken before they would pay you anything.

I then bought a new 15 seer complete system......of course, it cost much more then $716....but it wasn't the cob job they wanted to do. After that, I dropped them. All in all, I got more money from them then I paid for the two years policy, but I do not have them anymore.

I usually do all my own work anyway.

We are still in california ,
but when we bought here it came with American Home Shield and we renew every year. they have already replaced my hot water tank oven microwave, dishwasher, dryer, worked on my plumbing and thermostadt definately getting my moneys worth cost about $400 year covers everything including ac for repair or replacement. Only other thing we pay is $55.00 for the house call & if they come bk for the same thing within 60 days it is 0
