Dry wall seams in the Garage ceiling
need some recommendations for someone to repair dry wall cracks ( seams) in my garage ceiling

I don't have a specific recommendation. Any contractor or handyman can do it. But, you need to find someone who will do more than a standard drywall repair or the crack will just come back. The crack needs to be cut out and replaced with a flexible material that will create an expansion and contraction joint, so that the drywall can move as the temperature changes without cracking again. Almost all large expansive garage and lanai ceilings usually develop these cracks.

I am looking at doing my own, using an elastomeric filler, I think I saw this at the paint store in Pinellas Plaza.

Lori at A Touch of Drywall does excellent work. (352) 636-6859. Last we spoke, she won’t repair lanai ceiling cracks unless insulation is added in the ceiling above.

Mine have been done twice and if you use your attic for storage it will probably happen again. Stress & weight from above and the fact that it's a seam not on a rafter or cleat doesn't help at all. It's a free floating seam.

Another fact about garage ceilings is that if the trusses are not designated "attic trusses" they are designed to carry only their own weight and no extra load such as stored items.

Free floating seams don't work. No wonder cracks develop.

thanks all,good info so far. i don't have any storage above the Garage but its not insulated. still looking for recommendations on contractors
