First Year Warranty Inspection
Has anyone used a home inspector to complete an 11 month new home warranty inspection that they would recommend?

I used Jeff Asbach at 352-748-2008. Very thorough and he charges less than Frank.

We tried to get Frank but were too late. He recommended Brian Harwood (Harwoodinspections.com, 352-638-6288). Comprehensive and thorough. The people who came to fix the things he found said they preferred his inspections because he marks his findings with blue masking tape, so they don't have to hunt for them. You will get a final inspection report with pictures of each discrepancy. He found a crack in our stucco that he marked each end with tape. Even then, we couldn't find it. But the person who came to fix it did. And that's what counts. You may pay less for others but it's hard to believe there is anyone else more thorough.

Hello all. Thank you for the kind words. We love what we do and try our very best to fit folks into our schedule whenever possible. We are a small business, just myself and my two sons, and we always have at least two of us at your home. A typical inspection on an average size home with TWO inspectors takes about 2 hours on average...sometimes longer. We are never in a hurry.
I just wanted to say that Brian Harwood, who is a very good friend of mine and also a great inspector has recently retired and moved out of state, so he is no longer available to do warranty inspections. A warranty inspection is important, and it is not something one wants to skimp on. You paid a good amount for your home, and this is the last chance to get issues repaired under warranty without opening your wallet. We are not the cheapest inspectors...we probably never will be. I know we will find more issues than many of the less expensive guys, and if we find one more item than the cheapest priced inspector that pays the small difference. Mind you we would never speak unkindly about any other inspectors. In fact, we bend over backwards to help many of them. Most folks know that in life you "get what you pay for". All warranty inspections are NOT the same. Some questions to ask any inspector are, "Are you ASHI Certified?", "Do you use a quality software program?" "Do you have moisture meters, Thermal imaging cameras, etc, AND are you certified and trained to use them?" Are you a member if the Florida Association of Building Inspectors, and do you attend the latest training four times a year?" We do know that even though are not the cheapest, we do more warranty inspections in The Villages annually than any other company, and have a very high customer satisfaction rating. Currently our average price for a typical new home in The Villages is $325.....which is well below the average home inspection price both state wide and across the country. When you factor in that we are not just looking at Structural, Mechanical and safety issues, but also all cosmetic issues that The Villages will repair, (we know what they will and will not do, and know what to look for in different models), it is money well spent. Our average report is usually about 50 pages or so, full color with plenty of pictures, etc. We submit the report directly to the warranty department and to you the same day, so you do not need to do anything. Anyway, sorry for the long post. I honestly just wanted to spare folks calling Brian as he is now out of state. Regardless of who you choose, I would recommend not waiting until the last minute (or, in this case, last month). I contacted Jeff around 9 months after I arrived just in case he was busy.
