Have you sold by owner on Zillow?
Anyone had any good/bad experiences selling by owner on Zillow - and any tips other than reasonably priced home? Friend is thinking about trying this site and told them I would post to see how others who have done so felt about it.

We did with excellent results! Didn’t even have to do an open house. Sold in a few days of posting.

No experience but be sure you have a good contract drafted, get a substantial deposit, and know how to check out the credit of the buyer.

We just sold our house in Wisconsin on Zillow, very good experience. Sold in 4 days, had an open house the day before the offer. We used an attorney for closing who was very sharp and the title company did the closing. The attorney was excellent in representing us in the negotiation. We ended up doing a one party listing with a realtor but she cut her commission from 3% to 2% as we told her we didn't really want to work with a realtor just yet but they could work the commission into the offer. Saved a boat load. The one thing you may have to negotiate with potential buyer is price for them to hire an attorney as it would have otherwise been free for them. I highly recommend it! Most buyers come pre-qualified these days but you have the right to ask them if they seem interested. Their first step is to go to the bank for approval, assuming it appraises out. We did our own market comparisons going back 6 months on Zillow and Realtor.com but ultimately hired our own appraiser before listing so we didn't under or over price it. Glad we did, we got $5-10,000 more then we thought we might so well worth the $400.

You would want to check the major credit agencies. I do not know how to do this as a individual. But CreditKarma will show credit information. You could ask the buyer to establish an account (free) and to log in and let you review the site.

It seems that using Zillow entails a realtor. But low commission rate.

Had my Village home on Zillow for a couple of months. Never had an open house. Only calls I received were from agents wanting me to list with them for a discount. Oh, one inquiry that wasn't ready to do anything.

Question friend had was is it easy to pull your ad off of Zillow when you want to cancel?
