I recommend you wait to get the inspection until you’ve been in the home 10 or so months. Get it scheduled in advance to be sure it’s done before the 1 year warranty expires. The first year your protected from most everything. Do a thorough walk through with the builder’s representative. Don’t let him/her rush you. Make sure you understand how your mechanical systems work and how the warranty works. Well worth the time! Don’t delegate these to a friend or the sales rep.

My two sons and I have done over 8000 inspections in The Villages through the years. Our company now specializes in mostly doing One Year Warranty Inspections. These inspections are more detailed than a typical "Pre-Sale" Inspection, because we do not only look for the normal mechanical, structural and safety issues, but also all the cosmetic issues that should be taken care of in a less than one year old home. Things like chipped tile, cracks in the grout and drywall, screw pops, cabinet adjustments, window issues, stucco cracks, etc. Unlike many other inspectors, we walk all over your roof and crawl all over your attic, finding issues like broken trusses, missing insulation, etc. We are trained to look at your home with a Thermal Imaging camera, etc. We document everything with plenty of pictures and even video, and send the report to both you AND The Villages warranty department the same day, so you do not need to do anything. We are often booked solid 2-3 months in advance, so it is best to call months ahead of time. Most folks feel this is worthwhile, as this is the last chance to get issues found and fixed without paying for it. The cost of these repairs most always cost many times more than the inspection. In the thousands of warranty inspections we have done in The Villages, I have never had anyone say it was not worth it. Hope this helps!
