Default New roof cost/Late 2022/2023

Anybody have a recent cost (2022-2023) for a roof replacement on a 1600 sq foot home?
Seeing anything from $6,000 to $30,000 online, just wondering what it could be for a home in The Villages.

2021 October, 1600 sf, $13,500 Eustis Roofing
2 other estimates with in 200 dollars

Our house is a bit larger at 2300 sq ft and we paid $17,500 June 2022. We used McGinnis Builders and couldn't have been happier.

1600 sq. ft. prox $18000 with Batterbee. Very pleased with them.

Why are the roofs so expensive here? Just had one done in Asheville for 12k on a 2800 square foot home! Are we getting smoked in The Villages?

You could probably get it pretty cheap if you just use the same cheapo 20-year shingles the Developer used. And why not? Your insurance company will refuse to insure it when it hits 15 years, anyway, and you'll wind up replacing your perfectly good roof with 5 years remaining on the warranty, just like you're doing now, even if you put a 50-year roof on it. A good roof will just waste 35 years of roof instead of 5.

The roofing scammers, in cahoots with the insurance companies, created this insane only-in-Florida level of corruption, so why reward them by buying an expensive roof from them that you'll never use?

I've got a perfectly sound 20-year roof that the insurer removed from coverage the moment it hit 15. There's a law that says they can't do that. They did it anyway. Which tells you who's running this state. It sure ain't the voters.

Wow ! We've all been comparing notes on our block. Several have used the ones you mentioned. None of the bills came close to 23 THOUSAND, the neighbor paid $1600 in Aug. for a 2100 sq ft model. Did you have some kind of extra work done ? Bad wood replaced, other extra work ?

It would seem so. I had a roof replaced in Minnesota four years ago; 1,650 sq. ft. four-bedroom rambler, attached garage, for $7,000.

The “free roof“ idea has my feathers ruffled. What are they talking about? Have you not paid your insurance premiums over the years in case you need to make a claim and you have not until now? Is it not the insurance company that is demanding that you get a new roof or they won’t insure your house? If that wasn’t the case how many people would care how old their roof was as long as it was working? This “free roof” must be an insurance company ploy to try to make you feel guilty about something they impose on you in the first place.

Just had APC roofing replace my roof this January. 1530 sq ft home and the cost was $12,000. They were excellent.
