Default New roof - what and who to use?

Our roof is 20 years old and we are getting the occasional damp patch on the ceiling so it is probably time to have a new one put on.

Two questions for you:

1) what are the advantages/disadvantages of having a metal roof? Longer life, but more expensive? Noisy?

2) no doubt we should get at least three quotes - who do you recommend that we approach?

Not a fan of tin roofs.


Would recommend Sacks Roofing.
They do a lot of roofs for TV.

I believe you will need ARC approval for metal roof. I recall a story of at least one being denied, and one that was submitted retroactively, but I never heard an outcome. What I recall was metal roofs were no going to be accepted. Now I have heard that there are metal roofs that look like shingles, which MIGHT be acceptable. Call seniors against crime for any contractors you are considering, as well as the BBB. Do not pay up front under any circumstances.

Yes, I checked with ARC and they said those that look like shingles are fine, but not the large, industrial sheets. Not sure if there are many contractors installing them here, though?

I had a metal roof on a sun room. It was nice to listen to the rain when you were in the room. Don't think I would like a metal roof for the whole home.

IMO metal roofs are the best roofs in Florida. If you are considering shingle looking metal you should consider metal with insulation. Non insulation metal are very noisy in the rain

Of course, there's always the Tesla option, too:

Nice looking and, over their guaranteed 30-year life, they pay for themselves (even before any tax credits), but since we're not here even half of each year they're not a viable option for us

on-line quote was around $65k

Great info, now I have seen on TV (television) several roofers advertising they install metal roofing. You might try a Google search for metal roof installers.

If the ARC indicates that a metal roof can be installed in your Village, I strongly suggest Lifetime Metal Roofing - lifetimemetalroofinginc.com
Cannot recommend them highly enough! Completed the stripping of the old membrane roof and installation of the new insulation and roof panels on 1,000 sq ft home in just over a half day - the house, lanai, golf cart garage, utility room and screen room! Price was the best and quality is great.
