My home was built in 1997...

My gutters are filling up with "grid stones" from the depleting of the shingles.
No leaking as of yet, but getting prepared...doesn't look bad yet

Wow, 18 years, I would have expected longer. Might be interesting to see what other villagers have experienced in FL, all my experience is North of the Mason Dixon Line.

I'm thinking the fact that roof has been under the Florida sun all these years had a big part in shortening its expected life span. We had a roof replacement because of the bad shingle issue and it was done by Scotts roofing. We were very happy with them. Don't know how they compare price wise since we weren't paying, but they did a good job, cleaned up, and were quick.

I'd call the village warranty office and get the name of the company that installed the original roof. Then get them out for an inspection to determine if you really need a new roof.

Sacks Roofing does a lot of roofing in The Villages. Warranty sent them out to repair my neighbors and I do believe it was Sacks who did a lot of the roofs in Hemmingway, that had faulty shingles. Don' have a # but if you call warranty (352) 753-6222, I'm sure they could give it to you.
I also agree with Gomoho, the Florida heat I'm sure has a lot to do with the life of a roof here.
