			<content:encoded><![CDATA[<div>For months the Putt Putt at the First Responders Recreation Center has been closed. Daily I take the walking path which boarders part of the course. There are numerous areas where grass is bare ground where drainage is poor. Many many other areas are just bare ground. These conditions have been there and deteriorating for numerous months. A couple of months ago they tried re-sodding areas of concern to no avail. A week ago they re-sodded at least 1/3 of the 2nd hole. From a layman’s point of view it appears they are putting a band aids on a severed artery. My question is this Putt Putt maintained and repaired by the Developer, or is this rec center and it’s ammenities the responsibility of the District? Either way it appears this is becoming a costly long term issue that seems to need major surgery not a band aid.</div>

There are golfers who wear shoes with cleats of some kind and seem to drag their feet or twist around near the holes, causing ruffed up areas on the green. Enough to affect the roll of a golf ball. It's very common on the executive courses we play. And annoying. <br />
One of us affectionately calls them &quot;Shufflers&quot;. Maybe this post will get the attention of some and help reduce this phenomenon before it takes over the world faster than AI.</div>

Short hair 25 lbs or less. We have narrowed it down to Boston terrier, Jack Russel, or a rat terrier.  We have never had any of these types.  I have owned just mutts, shelties, or papillions.  Any advice?  My son and his family have a Boston and that is a fun dog to have around.  Oh, I want a dog that travels.  My first Papillion when the suitcase came out he would start running around the house he was so excited.</div>

I know it is not much for people that do AIRBNB etc but an additional 2% is at least something!  Wish it was a graduated scale with short term rentals being taxed at a significantly higher rate!  <br />
<br />
Anyway, all the proceeds go to the Tourism Commission which allocates the money based on applications submitted by groups within the county.<br />
<br />
Anyway, for those that do not know the details, here is a summary!<br />
<br />
According to Sumter County's proposal, the 2% tax applies to transient rentals of six months or less. It is paid by the guest/renter, not directly by county residents unless they rent qualifying lodging themselves.<br />
<br />
Examples include:<br />
<br />
Hotels and motels<br />
Campgrounds and RV parks<br />
Bed-and-breakfasts<br />
Condominiums rented short-term<br />
Short-term vacation rentals (such as Airbnb and **** properties)<br />
Mobile home parks and other temporary lodging accommodations<br />
<br />
The tax would apply to the rental charges and certain mandatory fees, including:<br />
<br />
Room or rental rates<br />
Mandatory cleaning fees<br />
Non-refundable pet fees<br />
Resort or amenity fees<br />
<br />
<br />
IT DOES NOT APPLY TO:<br />
<br />
Ordinary retail purchases<br />
Restaurant meals<br />
Gasoline<br />
Property taxes<br />
Long-term rentals exceeding six months<br />
Lodging transactions that are exempt from Florida transient rental sales tax</div>

			<content:encoded><![CDATA[<div>Beware of Pax Premium Lawn Care and Tree Service. I had a very upsetting encounter with a young man I understood to be the owner’s son while he was trimming shrubs in my neighbor’s yard behind my property.<br />
<br />
He was trampling plants in my garden bed. When I approached him about it, he became argumentative and repeatedly used the F-word. His behavior toward me was completely unprofessional.<br />
<br />
I contacted my neighbor and ultimately called the sheriff’s department for assistance in de-escalating the situation. He then gave an account of the encounter that contradicted what I had witnessed.<br />
<br />
I am extremely unhappy with how this was handled. Respect for neighboring property and basic courtesy should be expected of anyone working in our community.</div>

I understand there are over1500 homes that will be affected.  Sabal is going to put another gas pipeline along side the existing pipeline and it will effect all residence along the walking path where the existing pipeline is.this will,of course,lower the value of your property. This should be a concern.  A small group in DeLuna have been talking to a lawyer.  This pipeline,to my understanding,will probably be put in by 2029.  Sabal will offer nothing or a very small amount for the value of the property they take.  It is important that you see an eminent domain lawyer asap and that an eminent domain appraisal is done before Sabel lowballs you. We have a small group in DeLuna that have met with an attorney already.  I hope this informs all resident who reside along the present gas line.</div>

We inherited a house through a revocable trust. The trust was dissolved and the house was placed in my husband's name and his sister's name. They now own the house, not the trust. The stepped up value increase was $15k from the time of their grandmother's death to now. Not sure what the house will actually sell for, guessing around $160k.  <br />
<br />
The house is in Michigan, we live in Florida. My sister in law lived in the house the past 2 years. <br />
<br />
When the house sells, do we have to pay capital gains taxes? If so, is there any ball park of what that rate will be? Can we pay the taxes immediately or do we have to wait until we file in April?</div>

“Commissioners took their final vote Monday night on the $228-million annual budget.<br />
<br />
Total spending is down 18.5% from $280 million last year after the city paid off more than half the cost of a $150-million wastewater treatment plant.<br />
<br />
A property tax rate of $2.83 per $1,000 assessed valuation is the same as last year, but considered a tax increase because it is 4.2% higher than the rolled-back rate of $2.70. The rolled-back rate is the amount needed to collect the same revenue as the previous year except for new construction.”<br />
<br />
280 million for next year fellow Villagers.  Ask yourself what you get for all that, especially since in large part we are paying for the bulk of everything.</div>

Before I share their story, I have one small request: please be kind.<br />
<br />
I know that people have strong feelings about rehoming pets. I do too. This is not something I am doing casually, and I am not looking for judgment or criticism. I am simply trying to find the right home for two wonderful cats that I love very much.<br />
<br />
I have already listed them on Adopt-a-Pet, posted in specialized Facebook groups and on Nextdoor, and contacted multiple rescues, including Sheltering Hands. Unfortunately, the rescues I've contacted are currently full. My experience posting elsewhere has included some pretty hurtful comments and guilt for needing to rehome them, so I'm asking that this post please remain focused on helping Midnight and Tiger find their next home.<br />

Midnight and Tiger are biological brothers and have been together their entire lives. They are 4 years old, neutered, up to date on their vaccinations, and I want them to stay together.<br />

I'm not looking for just anyone willing to take them. I'm looking for the right person or family. I will speak with prospective adopters and make sure Midnight and Tiger are going somewhere safe, stable, and loving.<br />
<br />
If you can't adopt them yourself, you can still help tremendously. Please think about your friends, neighbors, family members, or someone you know who might be looking for two loving companions. Sometimes the right home is found simply because one person tells another person.<br />
<br />
These boys deserve a home where they can continue their lives together, greeting someone at the door, curling up beside them, and being loved.<br />
<br />

The newer generations of the Developer don't seem interested in continuing, based on the fact that the new CEO came from outside the family.<br />

They're selling off the management intensive businesses ... bank, healthcare and I've heard, some &quot;suppliers&quot;.<br />
<br />
Looks suspiciously like preparation for a sale.  I used to think the tax implications were a protection against that, but I no longer see that as an obstacle ... there are ways around that.  I'm guessing the family will sell off the entirety of their commercial holdings to PE, which effectively puts PE in charge of The Villages.<br />
<br />
Not to be controversial or an instigator, but I have plenty of popcorn available.</div>

<b><u>Request</u></b>:  Annual lease,  starting November 1,  South of Hwy 468 (Warm Springs Rd),  3 bdr,  2 bath, prefer no “kissing” lanai.  Courtyard Villa or Veranda would be ideal, but willing to consider others. <br />

<b><u>About Us</u></b>:  It’s just the 2 of us. We are non-smokers and have no pets. References available. <br />

<b><u>Backstory</u></b>:  Hubby and I have been renting a home near Eastport for the last 2 years. Our current lease is up at the end of October. If that’s true bonds on two and three bedroom cottage houses must be $50,000. On a different topic I walk many routes and today a cul de sac off st. Charles I saw the view 3 or 4 designer houses have in their backyards is the three story apartment complex next to sandhill golf course. I’m sure they were told when they built the villages doesn’t own that land behind your house. I</div>
