Default Drainage issue

Side yard on Villa has drainage issues.

Water from Gutter downspouts have diverted yet water still pools.

Any thoughts on who i could call to fix this problem.

I would call warranty and ask them who to call.

It should not be an expensive fix. Usually a couple hundred dollars to put in a French drain.

HOWEVER....it hasn't rained a lot. YOu might have a broken sprinkler head that is draining water. There is a way to check if water is running constantly. One of the savvy guys will tell you.

If customer service can not solve digging a hole say two feet deep and filling with stone might help. The idea is the ground may have a lot of clay and not drain easily and your hole is breaking through the clay and letting the water drain. A French drain is a good idea but it can get expensive at times.

Water will of course flow to the lowest spot. If, you have a section that regularly puddles that is a low spot. If, you have a surface puddle that stays for over 24 hours, you have a drainage problem and I think the code is that if it is less than two years old the builder must repair it for you under warranty.

Our homes, especially the villas are right on top of each other.
Obviously when it rains the water must go somewhere. Here it is supposed to go into the drainage ditch on either side of your home and the drainage ditch is supposed to be sloping toward the street and the street is graded so the water flows into the sewer. If, you put on gutters to do it CHEEP the guys run the water from the entire surface of you home into as few downspouts as they can get away with, you have a problem.

NOT MESSIN WITH DRAINAGE MAKES GOOD NEIGHBORS.
