    One neighbour has added a pool toilet VERY clever and I will be adding one if we build another house in the future, another is adding an artist studio and yet another is adding an office, all great ideas.

    Another site for you to check out is the local planning office. All the plans of homes are listed there so it’s a great source of information.

    I am a frustrated architect… that was my career choice. I ended up as a CFO of an international design agency and have 30 architects working for me. I put the skills I have learnt from my staff to design my own home in 3D then sent this to TV Design team. The whole of our house is built around a simple concept. Stand at the front door and see the view out back. This gives the WOW factor before your guests enter. This meant thinking about locations of columns in the lania, making sure that furniture didn’t clutter the view etc. On hindsight I would have increased the height on the rear doors and lanie by a few feet to really increase the view. Lessons learnt.

    I also have a hate of wasted space so I shunted the corridor to Guest bedroom 2 bringing the space into the living area. The living area is also designed to be modern. NO TV cabinets. Just one massive 85” or 100” TV on the wall. We won’t have cable and will only be streaming, so it means no ugly and untidy boxes to worry about.

    Flick through the minutes and download the Record Plats. These show the layouts and basic details of every lot to be released a few months before they are released. This is the best way to ensure your agent is ready the second lots are released (I think its 4pm on a Thursday). You agent may need to get other agents involved as, just like concert tickets the computers get jammed and you have to keep trying.

    With the designer homes you start with a base model and can then stretch all over the place and also move around in the internal configuration to suite yourself. If you have a look at the base MOSSY OAK and then look at the plans of my home you can see I moved layout of the master bathroom around, also the layout of the 2nd Bedroom and the kitchen. We widened the garage. On reflection I would have added a couple of extra stretches but budget (FX didn’t achieve what we were expecting) didn’t allow.

    If you see a lot you like make sure your realtor is on the case with it, even if its not available. You can see what is coming up by checking the minutes of the Villages Development District. For example plans are loaded a few months BEFORE you see them showing on The Villages website. It helps to know what lots are coming up way before they are released. Chitty Chatty sold all the lake lots in the first 2 days… Plans are currently available for St Catherines, Bradford, and Hawkins, all of which will be released I guess over the next 6 months. If these villages are of interest fo your homework now, identify your lot and make sure your Realtor is prep'd to secure your lot the day its released. Then take you 90 days to see what your neighbors are doing and what the homes around you will look like before finalizing your plans. (our next-door neighbor did this and is building a 95% replica of our house)

    If your not familiar with the build process then check out Don's YouTube Channel. He offers a great service where he inspects the build process and sends you regular updates. I was in the US to complete the design process in March just before teh US borders were closed, so have only seen my house being built online and have feedback via Facebook from my new neighbors... Until the US borders re-open all I have is a dream, some photos and videos and a lot of bills !!!! Due to Covid we don't think we will get to see our home now until 2021 or 2022... That is a BIG BIG BIG LESSON... Do not rush The Villages will still be there and building tomorrow... (If you want to rent a 3 bed unfurnished brand new designer home with a premium view....)
