My suggestion---Let the pro's do it. For $40 a month for mowing, edging and weeding ($10 week) it isn't worth doing yourself. It does get hot in Florida.

Just wanted to say thanks for the insite of what to expect for living expenses. As far as I can see, they are all cheaper than what I am paying right now. I should be down there, as planned in 2 years. I have to retire first!

How much does that go up for a good size corner lot?

I live in Sanibel, which is south of Lake Sumter Landing, and I've never spent a dime on drainage repair fees, nor have I ever had a drainage problem, nor have I ever heard any of my neighbors mention having a problem or spending any money on this. There may be some isolated incidents, but it is absolutely not true of the whole area south of LSL.

I had a low spot in the drainage swale on one side of my home. I called warranty, showed them the problem, then the landscape contractor showed up, removed the sod, re graded, the swale, and put down new sod. Didn,t cost me a nickle. Always a pleasure to deal with the warranty department.

Has anyone successfully used a reverse mortgage to purchase a home in TV? It appears to be possible to put 50% down and then have no withdrawals for the duration of your life. Your home can depreciate in value and there is no liability on my estate. If it is worth more than the costs including the interest, my estate gets any profit. This seems like a win win in this uncertain economy.

Are water, sewer and irrigation billed together or separately? Is the source of irrigation water the same as the water coming into the house? Thanks for all the very helpful advice.

I live on the north side. We use potable water for both water and irrigation. My understanding is that on the south side, the inside water is potable and the irritation water is reclaimed water. It is all billed on the VCDD Utilities statement. In my case the numbers are broken out by Water and Sewer. I would think that Irrigation water would be in a separate category for people on the south side.

Could someone from the south side, please clarify this for me?

As far as billing, the VCDD Utilities statement includes: water, sewer, sanitation and your amenity fee as a single total.
