Chitty Chatty ??
 
We own a home in Sumter / Pennecamp and wondering about the new Village of Chitty Chatty. What are the pros and cons of this area. Transportation, Amenities, shopping, golf cart travel, noise, security etc. Any ideas / thoughts would be helpful.

Drive down there and see it for yourself. You won't have to take anybody's biased for or against opinion as to what you are looking for.

It looked pretty nice to me. Great amenities, even an RC car racetrack!
Nearness to shopping, restaurants, etc. is a problem, of course. But nothing that the passage of time won’t correct. A new shopping center is under construction near Fenney.

Chitty Chatty is directly across from the Rohan Rec Center and the Lake Deaton shopping plaza on FL Rte. 44.

You would be be a virtual hop, skip and a jump to Rohan (and subsequently the rest of the villages) and the shopping area by car.

Presently there is a golf cart bridge over 44 but no golf cart access, yet.

There are plenty of amenities in the area near CC.

Noise? You'd have to determine that for yourself.

I live in Tamarind Grove, so we're a half mile further south than you. Going south and then east on 466A and then south on Morse it is 9 miles for us to Rohan Rec Center. They also have the biggest Publix in the area at the Lake Deaton Plaza, only takes about 15 minutes to get there. So CC would be right across 44 on the left, just stay on Morse and it's probably 10 miles total for you. However, I don't believe anyone can have a better location in TV than the Villages along St. Charles where we live.

I like Pennecamp too but can't find what I am looking for in housing there or too expensive.

Chitty Chatty is expensive if you are looking for space.

we've visited Chitty Chatty...looks like a nice area and houses are not right on top of one another. With the Chitty Chatty golf cart bridge you'll have direct access to the Lake Deaton Plaza....Brownwood is only a short few miles down Rt 44 by car. They've built is far enough in from the road so that it should be quiet.

visit it at different times of the day to hear the traffic noise

eventually you could golf cart it to Brownwood....but why?....

cons....you might be the oldest couple in the neighborhood

When you go down there, check out the house placement on lots. Looks like the houses have smaller front yards and bigger backyards than older homes in TV. And the interiors hit all the latest trends — big kitchen islands, solid surface countertops, wood-look vinyl plank gray or light brown floors, and jazzy showers. I like all that, but not enough to consider moving since I love our home in Mallory and its location.

In addition, it is hard to pull out of C-C and turn left on 468.

Small quiet area surrounded by preserves. Lots of pros, but with one serious con. The villages has been promising three bridges for golf cart travel for several years. To date not one has been put into service. If you live in CC and want to play golf, you will have to rent a cart from the course. CC has zero access to any golf course at this time. Hopefully that will be remedied within a few more years.

The bridge and paths are in place. They just need to complete the approach ramps on each side of CR44, which they started working on before the span was in place. Completion is maybe months down the road, definitely not years. Come take a look.
