this was in this mornings unmentionable paper...

The Villages District government earlier this month inked a deal to rent the office space from the Developer. Beginning in October, the District will pay $9,694.67 per month for base rent for the office space above City Fire. There is also a monthly charge of $5,663.16 for air conditioning reimbursement, elevator use and trash pickup.

now I have no idea the if $9694 and 67 cents cost is the going rate to rent 2nd floor space in LSL.... what I thought was a bit over the top was the $5663 for A/C, trash pick up and ooops I almost forgot elevator use, that is over 1/2 the charge of the rent... what are they using it for meat storage

The figures stated in the article are meaningless without the square footage being noted. Had the included that figure you would know the cost per sq. ft. for the lease, the reimbursement is probably and estimate and would be adjusted up or down based on actual use and as far as the elevator it is most likely the cost of maintenance involved. With the information made available there is no way to know if the District got a fair deal or not.

I agree on the rental charge and no sq ft given ... my point was it seemed an excessive charge for the extras.... no where in the article did it say anything about the A/C, trash pick up, and elevator usage being an estimate, it was stated as a "monthly charge" ... hmm.. I wonder how much monthly maintenance in needed on a 2 floor elevator ...

Because it wasn't stated doesn't mean that the Air Conditioning is not going to be adjusted to actuals use based on sq. footage. Again, the article is meaningless as it only states what they want us to know.

Totally depends on the square footage and whether or not they decided they needed the space immediately or not but I'm always suspect when the government doesn't put out to bid anything.

Keep in mind there may be some ordinances that the city may not pay more than so much per square foot and therefore they split the actual rental between the normal amount and all the extras. Remember in commercial renting usually it's square footage plus a certain amount for real estate tax but I really believe that's very ridiculous amount

Florida has some of the best Sunshine laws and we have to do is request it via certified mail to see the contract. You are a citizen and you have rights, use them
