Termite Warranty Without Baits
 

I am in search of a good company offering a termite replacement warranty that does not use bait. Dean's wants to start using baits on me. A month ago their website said their liquid treatment was best. Now they have changed the content and it now says baits. Apparently they are now using both. I understand the difference. I do not need to be given the praises of bait. I want currently happy customers to give me the name of their provider not using baits. Thanks in advance!

Massey did mine. They pumped chemicals under my foundation every 16 inches around the perimeter for $400. They also gave me a 10-year contract with the first 5 years annual renewal rate guaranteed at $79 per year. After 5 years, it can increase. Thr Massey guy told me that they no longer install the bait system.

Dean's would not provide any long term contract. It was on a year-to-year basis with no guaranteed price. Also, they only treat part of the house every year. Really? No thank you.

That’s weird Massey came out Two weeks ago, for our second year bait trap check. Asked if we had a choice of not using the traps, tech say NO. Traps was the high tech way to go, for termites treatment. So check their website, and all pics show the traps, and the bate they use. No mention of any different treatment

Apparently, they still maintain the bait traps, but they don't install new ones. The only option I had was the chemical treatment, which is what I wanted anyway. As I understand it, Massey owns the bait traps, not the homeowner. I never did like the bait trap concept. In Virginia, I had a friend who had a termite business. He advised against the bait trap system. The chemical injection method protects the entire house against termites with no maintenance. But, the bait trap system requires regular monitoring and retreatment as needed.

Massey came every 3 months to check the traps (initial provider for our new build) when we built the pool, they had to remove the traps, after completion reinstall. Seems like a lot more work than the once a year. Switching to Deans, who gave us the option of direct treatment or traps. If we don’t notify Massey to remove, it was hinted there would be a change, for lost traps.

When my Massey initial termite contract expired, I had very detailed discussions in person with both Massey and Dean's about what they offered. The primary reason that I rejected Dean's was because they would not provide anything but an annual contract, but Massey provided a 10-year contract, with a 5-year guaranteed renewal rate. So, Dean's could cancel my contract or raise my annual rate at any time for any reason. This was totally unacceptable to me. With Massey, they are locked in to a 10-year agreement as long as I pay the annual renewal fee. This was a no brainer for me.

Doesn’t anyone use Orkin?

Since Orkin is a franchise business, they probably cannot compete with the local termite companies. I think the builder hires Massey or Dean's for all of the new house initial treatments. New houses come with a 5-year termite retreatment and damage contract.

We use Deans for our lawn, but their termite baits are too expensive. We called Superior in Ocala. Glad we did. 352-867-0885

When we bought our home new and wanted to renew the contract with Deans it was over $300.00/year for subterranean protection. I decided to do it myself and did some research. I found that Bio-advanced termite killer was the best option, it costs about $60.00 for a large container that was enough to treat around the perimeter of my home twice a year. The pellets dissolve in the soil and kill any moving pests on contact. I used it for 7 years and sold that home several months ago and had a termite inspection, they found no trace of termites or any other wood boring pests. Deans and Massey have been milking the community for decades with their high prices and talking owners into services they do not need. You can no longer buy the Bio-advanced in Florida but it is legal to buy it on line and have it shipped to Florida, Amazon has it as do many other outlets.

Are you an original owner in St Cats? You should have received a termite guarantee from Massey when you closed. They treated the foundation slab at construction. I believe the treatment/guarantee is good for 10 year. I only have an annual termite inspection, no additional treatments.

Just wondering if you all have Block Homes or Frame Built Homes?

The Massey initial termite treatment is only good for 5 years as long as you make the annual renewal payment.

I am interested in when you had Massey retreat your home and the size of your house. Square feet is fine. We recently had our house retreated and were charged $525 and $150 per year for inspection. We were originally quoted $600 and $175. We have 10 year protection but annual inspection can increase after 5 years. My neighbors had different quotes than me with larger homes. One neighbor's quote was higher and the other lower. Our quotes were within two weeks of one another.
The Massey rep offered the bait traps at highr rates. Wish I had seen your post prior to getting retreatment. An FYI for those looking for retreatment.

My house was retreated in 2021. It is a small courtyard villa with a square footage of about 1100. At that time, Massey told me that they were not installing any bait systems. The quotes you received sound reasonable to me. I would also point out that I have other Massey services, which I think result in some multi-service discounts.
