Golf Front Homesites vs. Premier Interior Homesite
My wife and I visited the Villages last week and can not decide whether to build a Designer home on a golf course lot or a Premier home on an interior lot. The cost of each would be in the same ballpark. Can anyone provide your thought as to which we should go with?

My hubby and I are building currently on the golf course in Fernandina because it has been my husband's dream since forever. Good luck, I am sure you'll be happy with either.

We went through the same analysis a couple years ago. We really liked the premier home, but were just not sure about the interior lots. At the time, the premier lot looked rather large and we thought that the home behind would be a good distance away. Most lots were empty at the time we were looking to build.
We also looked at 2 designer homes on golf course lots. Both homes (Lantana & Bridgeport) were very nice and there was no chance of anyone building behind us. We purchased the Bridgeport on the golf course and love it. No obstruction of views and we have gorgeous sunsets almost every day. We have since driven by the premier lot and there are now houses on all lots. The lot we were planning to build on is very close to the home behind it. I don't think we would have been happy with that arrangement. My advise....If the premium for the golf course lot fits into your budget, go for it. I don't think you'll be disappointed. |
We love our Designer gilf front

We have a good friend in a Premier and hates having a neighbor behind him. Plus many Premiers are for sale. No one has even sold on this street and it going on 7 years since built. Our kids want these when we pass!! Everyone who has been in my home comments on the beautiful view. So that's my opinion. We love our location. |
You'll be happy no matter what...but we faced that decision ourselves just a few months ago. We were trying to decide between a premier Avalon on an interior lot and a designer Ivy on the golf course. We went, hands down with the designer on the golf course. Way better view and a lower bond.

My wife and I would recommend the golf course lot, without a doubt. You can upgrade Designer homes to Premier status, and have plenty of privacy.
We are doing that with an Ivy; closing mid September. Best of luck. |
Premier homes offer some great things; bigger garages and more storage and some nice interior and exterior finishes (finished concrete on lanai) that are not upgrades, also more space overall and taller ceilings and crown molding and five inch base molding etc. etc. Also the landscaping plants are larger and there is more of it and the homes are spaced wider apart. Most do not have "kissing lanais" but offer a view out the back between neighbors homes.
The upgraded price for a view lot for a Premier or a Designer seems to me to be the same. I know of a person who built a Premier in the last nine months on an interior lot and paid $333k for it. So..go for what you want. |
Designer on a golf course lot hands down. Just get a lot that allows a golf cart garage and a pool as well.

Designer with upgrades
golf4me,
We have everything you mentioned in your Premier and it was built in as a model. We also have less bond( as of now no bond), less money for watering and less heart ache for keeping up yard. We have 3 big bedrooms and a bigger garage than most Premiers. Added a birdcage with built in spa with the beautiful view.( taken care of by the Villages.) Every night we see sand cranes, herons etc walking the middle of the course. We have tall trees which give us shade and every kind of beautiful bird, rabbits. squirrels, and a distance pond so we see ducks and other water birds. I have the same house as many Premiers and a whole lot more than an interior home site. But I'm sure most will stick up for what they buy and most are happy. I had a home before this one with hedges on a road for a back yard. Can't compare...to the quiet and to the sunset over a golf course. You're right, everyone has a right to their opinion. |
If you go for the golf course lot just don't complain in the future............about golf balls hitting your house.

Placement of the house on golf course is important.

Just have to add how nice a Designer can be. It was build with Boise surround sound (we love)in every room which you can turn off or on room by room. Also has a dimmer switch on every light and when it is dark you can see a flicking light in the switch so you can find it in the dark. It was built with double pane windows. It was build with all the stretches and upgrades. As I said it was a model and I think back then, you could chose your upgrades so they were showing them all off in this house. Oops! Had to add tray ceilings and posted this twice. Sorry |
