Flood Insurance
 
We are closing on a home in Winifred. I have quotes for $354. yearly for flood insurance. Should I have flood insurance in this area?

I would skip but maybe if I saw the actual location of your home I would get the insurance. Can the area around you flood? Maybe surface water drain system gets clogged up etc. If you are on higher ground it could be very unlikely that you would have a covered problem. If you are on lower ground then you probably want the insurance.

Read all of the finer points with flood insurance. If 4 houses meet at a property line, 3 of the 4 must have sustained damage in order to file a claim even if one property is substantially lower in elevation than the other 3.There are a myriad of other points that make it seem to be a bad proposal to buy flood insurance in this area.

The government probably has flood maps for our area which would clearly tell you if you are in a flood zone. If you are getting a mortgage I can guarantee you the lender knows.

We just moved into Charlotte. I did buy the flood insurance this year. More than likely will never need it here. However they are still doing alot of building in this area, and I want to have the insurance just for the first year to make sure they have all the drainage worked out. Have seen a few instances where even the smartest civil engineer misses what the excavator does and the water doesn't go where he thinks it will.
Call me paranoid but it was a small price for piece of mind for the first year or so.

Where do we live! Are we surrounded by 3 oceans? What would have happened if Hurricane Katrina or Hurricane Sandy came across Florida? Any area can flood. Better to have coverage and never need than to need and not have.

Katrina flooding was tidal surge. Tidal surge would never make it this far inland.
