Real Estate Values near the Villages
Absolutely beautiful tile roofed home 1800 sq. ft, view of par 3, on Mission Inn Golf Resort in Howey in the Hills, pool with waterfall spilling in lovely pool, 20 foot ceiling, 3 bedroom, 2 bath, built-ins, and an amazing price of $275,000.....I know, I know, it isn't the Villages, but I was amazed what you can buy outside the "circle of love"...

How about 50 yards from TV's just off Rainey Trail for $168,900. That's masonry with a real tile roof, vaulted and tray ceilings, 2 car garage, 3BR 2BA, built in 2007, no bond, no maintenance, taxes $2200 and homeowner fee of $128 a month covers irrigation, pressure washing and painting. There is no golf course, just a club house, pool, tennis courts and putting green. That's why the Lifestyle Preview Plan is one of the biggest selling tools, because you can't put a price on lifestyle. |

Totally agree -- we don't live here because we can get the most/best out of a house and land but because of the lifestyle. Personally, I'd rather have the activities. A big house just means that much more to clean and a large yard means way more costs in maintaining it.

We moved from Del Webb, Summerfield. Probably one of the best if not the best Retirement Community nearby....but...the property values their continue to fall, The Villages as some have pointed out the choice " Lifestyle " vs. a Retirement Community where, unfortunately they do not have the age variation that The Villages has, and like most retirement communities they get very, very tired looking.
Sure you will definitely get more house for the $$, outside of the Villages, but that is as far as it goes. In the case of Del Webb, Summerfield it was promised that shops, various business were going to be present....10 ++ years later Nothing at all, and sadly the property values went rapidly down a short while after build out was completed, plus They " OWN " the roads every inch. Not sure of The Villages?? Compare what is around look at the big picture it is the Lifestyle right here, is it Perfect ? of course not but really a pretty, pretty cool place to be. |

I have been looking over a year at the villages and as soon as my house sells I'm on my way down.
But last week I got sidetracked into looking at a house in Stonecrest and the price and amount of house was twice what I would get at the Villages. The selling point for Stonecrest is it's only 3 miles from Spanish Springs. So unless there is somrthing I don't know about I feel Stonecrest is the best bet. I don't know all the in's and out's that's why I'm posting this if anyone knows of a negative reason I don't know about I don't know about I would appreciate a comment Thanks |

Barefoot- Thank you but as much as I love golf I'm unable to play golf any longer.
As far as outsider such as Stonecrest is concerned I'm under the impression I would be able to say go to Spanish Springs and shop, eat, fish whatever which would be plenty enough for me maybe partake in some owners party's , etc. I would like to know if that's possible. Thanks Again |

My main reason for looking at the Villages was golf and from reading totv meeting you nice people . but as I no longer can play the game I love of golf I'm looking for the best buy for my money. but Im sure you won't get the friendliness and helpfulness ax in the villages. |

No one put money into their homes like they do in TV. We did sell there house when they passed on 2010 and the price was pretty much what they paid in 1992, $180K for 2000sf, double lot on a lake with pontoon boats. There's always cheaper but not better. |

This actually is my 3rd post in trying to help this person and it will be my last. I went ahead and " Googled " SHO Meeting, it was recorded May, 2013 8:43 long, my comments touch the very message that I gave to you. No need to take my word for it, Watch, Listen, very carefully to the Home owners Board Meeting.
Once the developer turns over the responsibility of the community to the HOA, the residents are on the hook for everything....Everything!! So having a solid reserve fund is EXTREMELY important, along with a multitude of other long range plans. Buyer Beware stands out loud and clear...IMO. Once Again , Good Luck |

Pivo - we have been in The Villages for almost 2 years. Our house is adequate, but we thought we wanted more and we were very close to making an offer in Harbour Hills. Beautiful community and more house for the money. When we looked at the options we decided we couldn't give up the feeling of community we have built here and the friends we have made. Decided it wouldn't be very enjoyable to have an awesome house unless you had friends to fill it with. And that is what you have in The Villages.

You will get more house for your money at Stonecrest. If you are sedentary, it might be a good choice. You can visit the restaurants, movies and squares for entertainment but you won't have access to everything.
TV is made for active people who want to jump in their golfcart, and get almost anywhere in TV, (there's 90 miles of golfcart paths). It's made for people who like other people and most people like to be in the middle of the action, whatever that may be. Only you can decide what you are looking for. Not everyone plays golf, but there are so many other activities you can enjoy. The developer keeps TV beautiful, and that means a lot to me. Basically Stonecrest is not golfcart accessible, as the one path to TV, was closed off by the developer. At least, that's the latest I heard. |
