The Lopez area of TV
Been struggling with how to word this. But I'm curious how the Lopez area differs from the other parts of The Villages? I'd love to hear from folks that live in that area and outside of that area.

Beautiful. Well maintained. Nice folks. On the Northwest side. Lovely. Nothing not to like.

The area is a bit older than the Villages down south. There is alsways a differance between a 20 year old home and a new one. Just like us, the 20 year old home is going to show some wear. :-) That being said, it is still a very nice area. The Lopez course is great and there are lot's of executive course near by. Glenview CC is also only about 15/20 minutes from most of the Lopez area. Mulberry Grove shopping area has most of your shopping needs.
There is not a "bad" section of The Villages. If you find a home in the Lopez area that meets your needs, go for it! |

Much less traffic and so much more quiet. Many of the lots are bigger. From a financial aspect, many bonds have already been paid off or are quite low now. But, we don't want to share all our secrets because it's so nice "up" here!

The 14 year old homes are usually beautifully landscaped, the lots seem larger, and it's quieter there. Some real bargains because many people prefer newer Villages, yet it's only minutes to Spanish Springs and Southern Trace. Very beautiful and peaceful area.

And if you have a dog Mulberry Dog Park is only minutes from your house.

If the new homes in the far NW of the Lopez are built as planned, you will be able to buy new in this area. This area has many positives as mentioned in other posts. The only negative I can think of is it is not "close" to a Square but not too far that you can't still travel in your golf cart.

Ok, one knock or maybe two? :sing: Taxes are higher in Marion County. Depending on which side of district 4 trains can be louder.

nice area but it is amenities poor (very few pools, rec centers and executive golf).

The N Lopez part of The Villages
I live in the V of Calumet Grove, where homes are between 10 and 12 years old. I absolutely love it. Like living in the country, but wirhin The Vs. My lot is comparatively large, allowing for an ample garden. The newer villages south of 466 look to me like upscale army bases with rows and rows of homes in postage stamp size lots. So, I am 15 mins. by car from Spanish Springs. To me, the pluses far outnumber that drawback.

Make sure you check out the view from wherever you are considering buying in the Lopez area. Many golf course homes also have what I call the "power towers", the big high voltage electric transmission lines. Also, west of BV in the north areas can start to have an issue with train noise. Any home you are considering nearer the train tracks, you should spend a good part of the day sitting in your car in front or near the home and wait for the train to come through. The TV real estate reps will not mention this to you, and are very adept at showing the homes in that area when the trains don't run. the north does seem less crowded than south of 466. The landscaping is definitely more mature in the north, but there are some beautiful vistas further south. It's just different. If you play tennis, the north area is the only place that has rubico courts. The MMPs seem a little less crowded, if you bicycle or jog. Finally, make sure you read the stickies regarding things to know about the villages. Lots of useful things in them.

Go to Village Community Development Districts . Under recreation is a map of all facilities.

Point of information - Isn't the NW corner slated to build 300 new homes?
"Amenities poor". That's a good one. :1rotfl: I live in Alhambra. No pool or rec center. I guess I am amenities poor in that I have to travel a couple of minutes to get to Savannah Rec Center, or the Santiago pool or rec center. Actually. about three minutes!!! What I love about my village is there is one entrance and it is the same exit. No through traffic. The only traffic is contractors that do landscaping, etc. |

A person rented a house in Dunedin last year and decided to buy in TV. One of the amenities they loved was easy access to the many pools in the area. They bought up North while still under the influence of the Kool-aide and discovered they were three miles from the nearest pool. To many people close access to a pool is no big deal just like having choices with golf courses is no big deal. The north/west area offers the Springdale Fitness Walking Trail which is unique in The Villages. IMHO. And it also offers a nice Villages dog park, much larger than Bonita, which is golf cart accessible. |

How so? I didn't say mine was one of them, and the fact of the matter is they are all over The Villages. Yes, I did take exception to our homes down here being referred to as "UPSCALE ARMY BARRACKS ON POSTAGE STAMP LOTS". Not too many ways you can take that comment...it is clearly a put down. Quite frankly, I really couldn't care less what people think of where I live. Nor am I jealous of anyone else for what they have or where they live. Everyone has their own reasons for being where they are and for buying the home they have. And, yes, I believe every area has both pros and cons. Far be it from me, tho, to point at someone else's "castle" and talk down about it. That was the point I was trying to make. If I did so poorly, I apologize. I wasn't looking for a fight. I should have stuck with my original thought (wow!) and just moved on. |
