Do dogs have to be leashed or just "under control"?
 

If your dog is off your property, must it be on a leash or just "under control"?

If it has to be on a leash, is there a maximum allowable length for the leash or is one of those expandable leashes OK?

I understand each county may have its own leash laws. I also thought the Deed Restrictions may also address this issue. Does that mean the neighborhoods may have their own laws about this?

Off property is on the leash I believe.

Spouses must be kept under control.

It is the same for all Villages and is a law.

As a person who wrote software much of my life, I have no idea the law :D. As written; as long as my dog is under direct control I am ok.

I wish all people who take their dogs to Lake Okahumpka Park would follow the law and keep their dogs on leash. I guess they think nobody will see them there. And I wish they would clean up their poo. Hard to see your dog pooing when it is way out ahead of you and out of site. Doesn't do any good to say anything.

I didn't read it that way. I think they simply left out a "comma". I believe "direct control" refers to voice control.

We have 2 Golden Retrievers that are neither on a leash or under control close to where we live in Charlotte. They have run at our dogs on leash and in our golf cart. Wish their owner would get control or pay more attention before letting them out the front doors of her villa.

But I thought The Villages requires dogs to be on a leash when they are off their owners property, and others seem to confirm this. Is this not the law in The Villages?

Why do you think no one has reported the owner to the authorities in The Villages?

My deed restrictions SPECIFICALLy state "a leash" when not in the house:
"Use of Property
2.16 Only one dog may be kept by any Owner, provided, however, that at all times said animal, when not within the confines of the Home, shall be restrained by a leash."

I agree. Although few people have total voice control over their dog.
They may think they do, until the dog sees a squirrel!

Our Village allows two dogs and the deed restriction is worded differently.

You owe an apology to the majority who do just that.

It is not acceptable to throw them into your generalization of the very low percent that do not abide by the rules!!!!

I agree with your interpretation of direct control. I was having some fun with how using the 'or' can be misleading if the writer is not careful.

That's why it is ever so important for the OP to read deed restrictions for the area[s] where they are considering a purchase.

I hope you are just joking around. I didn't really think I said anything that needed to be apologized for. I'm sorry if you read and take it differently than what I meant. I guess I could have worded it different. I just wish that ALL the people followed the law who go there.....the ones that already do follow the law and the ones who are not. I know that many, many do. I just wish ALL did. Sorry if my Englsih and way of putting words together are not what you think they should be. I don't mean that in a mean way. So please don't take it as such.

She clearly is referring to people who don't keep their dogs on a leash. Now you need to apologize for assuming the worst in people.

Bottom line .. Leashed off your property..

That is a very good point. However, we will be considering a lot of areas and we don't have the energy to read all of their deed restrictions in advance.

Therefore, we plan to tell the realtors we will only consider houses in areas where the deed restrictions specify that dogs must be on a leash when they are not on the owners property. Then, when we find a house we want to purchase, we will read the deed restrictions very carefully.

Right now, the only neighborhoods we plan to avoid are the ones where the roads empty into Morse Road north of 466. In the thread about the accident that occurred where San Marino intersects Morse, we read several posts written by residents who hate to ride along that part of Morse Road because there are no designated cart paths. That was enough to discourage us from living there.

Actually, not that clear, in my opinion. If Geo had said "I wish all the people who take their dogs to Lake Okahumpka Park and don't follow the law would follow the law," it would have clearly indicated that not all who take their dogs there don't follow the law.

Just like in the leash law referenced above, clarity is everything.

Oh, my, my! I learned long ago not to trust ANY salesman - regardless of who they work for and/or represent. There are no guarantees of what they tell you and no recourse to be had if something wasn't quite true! And as a side thought - just because deed restrictions might require that pets be on a leash when outside of the home or off of the property - don't count on that to be a reality. And even if on a leash and out for their daily constitutional - that leash usually does little to prevent the pet from enjoying your front lawn!

And as far as taking the golf cart out on Morse Blvd. - are you really going to rely about a comfort level based on someone else's opinion rather than your personal experience? Morse does have a golf cart diamond lane for carts that shares the road with cars. Several posts on TOTV really are miniscual compared to the number of cart operators who have found their comfort level riding next to cars on that road.

Don't deny yourselves the oppty to live in the house you might really enjoy because of 'several posts' on TOTV. Consider the thought - but - consider your personal experience[s] first.

Always listen to this woman. I have never known her to be wrong. I travel the golf paths on Morse frequently and am not afraid, ditto the "narrow" Morse Bridge which soon becomes quite easy. You can live anywhere here and be completely happy. Find the house you love. If you want a lot of people who will want to know each other immediately and do things together, buy a new home. New homes and old homes cost about the same. Some say older homes have upgrades and additions, but they never were the ones I would have chosen.


It is ALL good, Va person. It is ALL good.


And if you buy a place you find you don't like or want to move later to a different view, part of town, or size of home, they sell quickly...IF they are clean, well staged, priced correctly. ALSO moving furniture and belongings is MUCH cheaper here than cross country.

Supposedly there are rules for all dog owners. I have experienced, as many others have also, running into the select few dog owners who are some how exempt from the rules! No matter what Avenue of approach you take with those "special" owners, it seems to not work. (Again, saw this thru my personal experience) Even when the dogs are on leash using my property to pee on, that burns my grass in that spot, the same grass that I work hard In to keep green, I pay big money for yard main monthly, and high water bills. Yes, I get mad when a dog even pees on my grass. I have yet to have one owner off up to help pay my lawn care or mortgage, or taxes. I don't own a dog, but my yard is a toilet for all passing dogs. Seems I always hear people complaining about this same problem all the time, and i dont mean just using TOV, so apparently there are a lot of those "special" people out there. I think the deed enforcement, or whom ever in the villages, needs to do more enforcing of this problem. Something really needs to be done!

We live in Fairfax County in Virginia. We have not seen dog crap in our front yard for years. When I used to find it, I would get a shovel and put it on the sidewalk in front of our house.

Our daughter recently had a person who would let their dog crap in their front yard. Her husband complained to the county government and they sent an official letter to the perpetrator telling them they would be punished if it happens again. Problem solved.

Being a very avid golfer, I have driven golf carts for years. My "personal experience" is that I do not like them at all.

When we visited The Villages in November, we saw people driving their carts along Morse Road and we knew right away that is not something we would want to do. The comments by others in this forum supported that conclusion.

j8384 - I trained the folks who walk their dogs on my street with a suggestion from our old vet. Sprinkle crushed red pepper along the edge of the lawn at the street. A bit of that up the dog's nose will get it to think twice about traipsing further into the yard but will not harm the animal. Application of the spice just needs to be done after a heavy rain when it is likely to float off the lawn. I fould the most effective application of the crushed red pepper to be when you can catch the dog walker coming down the street and you can time the application so that they see you doing so. Large jars of crushed red pepper can be purchased at the local dollar store.

To each his own - I guess! Good luck in your continued home search. Have you visited Water Oak, Harbor Hills, Stone Creek and Spruce Creek developments in the area? They might be more to your liking.

I thought it was just the young Facebook crowd that you had to be so careful in what you say because they read it differently than what you meant. I try to do my best when I post. Maybe I need to check with an English professor before posting? Do you think that would help me convey my statements correctly so that I don't offend anyone? Maybe I need to add a disclaimer to any statements? I'm afraid to post anymore for fear someone is going to read something I post and take it differently than the way it was meant and be offended. After we sell our house and come to Florida and rent for awhile, we will almost certainly look at those areas as well as Top of The World. We have seen developments like them before and they seemed like nice places to buy a house, but we were very attracted to The Villages because of the apparent lifestyle.

I have reached an age or at least time in my life that I try not to offend, but sometimes people NEED to be offended. I look on it as my duty.


Some of us have moved from other places that were very nice, maybe not the highest per capita area of the United States like Fairfax County, Virginia, but pretty nice none the less. We were proud to call that place home, most of us, and would argue that the folks in Fairfax County, Virginia didn't know EVERYTHING.


Most of us have been pretty happy after moving here. Jump on in, OP. Before long you will be driving your golf cart on Morse Boulevard, North of 466, you wait and see.
