Real Estate Agent in TV. Wife and I bought a new larger house and need to sell our one on a corner lot in TV Charlotte. Please, no agent responses but Villagers who have used the best.

Please define "best" in your opinion.

Quick sell, maximum price, lots of $/time spent on advertising and open houses, etc., etc?

I've known agents that sell quickly because they under price purposely. After all, a quick sale means less work and advertising for them over the potential loss of a few extra dollars in commissions at a higher sale price.

Then there are the ones that give you unrealistic ideas of what you can get and then when you have to drop the price a few times, it looks bad.

Methinks you will have lots of people claiming to know "the best," so I don't envy your fun in wading through all of that. :p


Good luck and here's hoping that you get a sale in a time-frame you're comfortable with, at a price you can live with. :ho:

When we bought house #2 (yes, the LAST house...), we had to sell house #1 and contracted with one from TV Realty whom we were told by several people was "the best." She seemed pretty thorough, but after she had the listing for about a month, she came and told us that she was changing jobs within TV Realty and left us high and dry with a smarmy, sleazy guy (would rather not go into details...) who today, gratefully, is no longer in the area.

We bought house #2 through an outside agent, and while we don't ever plan to move again (other than feet first in a box...), if for some reason we had to, we would never use TV Realty again. Maybe this was a one-time happening ... or maybe not.... Just sharing our experience, for what it's worth.

I agree, we have bought and sold 5 homes between my husband and myself, bought 3, sold 2.. Best hard working agent, she works with her husband Todd Pope who is a great sales person also.

We are listed at 3396 Mayflower Loop on Villagerfsbo.com and also Zillo.com. Corner lot and over $60,000 in upgrades. Cedar Model four years old. Did you sell fsbo. We have had seven open houses and ready to move to the new home next week.

I agree, worse experience of my life was trying to sell through The Villages Sales Office. Believe me, they don't care about you, they have new homes to sell. They lied to me, ignored me and I went to supposedly TOP MGT and they were just as bad. Took me one year to sell a beautiful Lantana on a pond view lot. Finally sold it through Realty Execs, Milford Leedy, who worked his butt off for me. Sold in a month.

As you can see because you don't specify what qualifies as the Best in your opinion you get many opinions in which "the best" might be dissimilar to your own.

When you list with a REALTOR, you have someone working for YOU. There are lots of great Realtors in the area. I've worked with many and others that aren't so good.



It's a tough job finding the right one. Instead of going with who spends the most money putting their face in the Daily Sun, you may be better served going with a professional who is Hungry. One who has more time to market your home instead of being one of many many listings.



Ask what they will do specifically to get your home sold. Did they do their homework and proper research before they met you? Are YOU realistic with what you want to list the home for? (Most sellers think their home will sell instantly and for more money than the market says it's worth)



You can find a great agent with REMAX, ERA, Keller Williams or Realty Execs. I suggest you call each office and ask the receptionist- Who are your Top Two Newer up and coming agents? Don't automatically go with whomever is 'on the floor taking calls'. Get the up and comers names. find their numbers. Place your calls and go with the ones who return your call Fastest, for the interview. THAT is who you want to go with, IMO.



Interesting slant on how things operate. Obviously the developer makes more profit on a new house and what you say does make sense. Wether it be true or not, only a close relative to a sales agent would know that. Having that kind of information leak out would surely have the sales rep fired. I would think they need to sign a non disclosure and if that were the case the agent would open themselves up to a hefty lawsuit. So, that being said what you state is hearsay unless absolute proof can be shown.

When the blinders were still on in regards to the "Awesome Place So Surely The Developer Can Do No Wrong"(soon learned differently of course), I asked very clearly a number of times, to see homes in three specific existing villages.

On a beautiful morning and excited about looking for a new home here, loaded up in his car and after he showed the second NEW home (a long ways away from where I had told him I wanted to look), I asked if he had any resales in the villages I had requested on his list of a dozen or so houses.

His answer was to the effect, "No, because I think you will really like what the new homes have to offer over the resales."

I then told him to take me straight back to the office and suggested he might want to use the remainder of the day in lining up an appointment with an audiologist, because there was obviously something wrong with his hearing. :swear:

At that point is when I realized that they were not actually realtors, simply glorified sales people. No different than a car sales person, who tries to sell a new car instead of letting you review their used vehicles.

My Villages agent apparenty wanted to sell me a developer owned property for a larger percent commission than he would receive for selling me a comparably priced resale.

It seems clear their primary purpose is to sell the developer's new homes. Resales take a back seat or even a rumble seat to that.

Yes but unfortunately if looking for a resale, the developer maintains 70% of the stock. So, let the buyer beware and insist to be shown resales only. Level headed sales reps need only apply. Just dump the bum if he or she shows new homes.
