Not personally, but the two homes recently listed by The Villages in our neighborhood sold in three days and ten days.
Homes sell quickly here because this is a sought after place to live. If a home for resale is priced well, smells nice, is very clean, preferably staged with not too much stuff, it will quickly find new owners, even if you sell it yourself. |
I think that the location of the resale has a lot to do with the success of TV Realty selling it. We had a home near Mulberry for sale with TV for 5 months. It was
rarely ever shown. We knew that if people saw the home, it would sell, so we held open houses-three in a row, and it sold on the third day. We still had to pay the commission, but at least it sold. |
My neighbors had their house listed with The Villages for six months. No sale after reducing their price $20,000. Listed with Realty Executives and sold in less than 10 days. They are now in contract but bear in mind that they are moving out of The Villages so the incentive to sell and buy was not there. Possibly could be the realtor that listed the house but makes me question if I was going to sell I would think long and hard before I listed with The Villages.

There are many more homes on the market this Spring than last year this time. Over 600 preowned as of April 1 up from 400 last year this time. ( This is according to a Villages sales agent. It is a buyers market right now. This should be a consideration when deciding.

The TV real estate people also are exclusive sellers for the developer's new properties. So there is that conflict. The MLS realtors do not sell new TV houses; they only sell used TV houses. TV real estate agents have no flexibility regarding the listing and sales contract. It is a "take it or leave it" attitude. It caused me to walk away from a sales contract when I was trying to buy a used home in TV. The MLS realtor acts just like any other realtor in Florida. Listing contract terms and conditions are flexible and negotiable; sales contracts terms and conditions are very negotiable. If I listed my home, I would definitely list with one of the many MLS realtors.

I think outlaw hit the nail right on the head. Realtors work for you. Villages Sales agents work for The Villages.

Gracie, I agree that a home that is clean and priced right should sell, but if the home is never shown to buyers, it will not sell. That was our problem with TV Realty. We were "out of the selling area" and they did not venture north.

I disagree. We just bought a resale and used a Villages realtor who was excellent. While it is true they only deal w units listed by The Villages they very much work for the buyer as well.

If it looks like the 'kids' up north inherited their Granny's house full of clutter and furniture from the 60's that wore out because she did not keep the clear plastic on it.....
Or if the place smells like dog/cat urine or an elephant barn, it won't matter who is listing and marketing it. TV Resale has far, far more advertising-finance capability to market your home all over North America and in Europe as compared to a local MLS agent paying for all his/her own expenses which include advertising. |

MrGolf, We have bought a total of three homes from TV resales and used the same agent each time. Buying was a very good experience, BUT, when it came time to sell, the same agent was not helpful at all.
Buying thru TV is ok, but, in our case, selling was not. |

From the Zillow chart Villages home prices peaked Nov-Dec 2007, slid to a bottom in Dec 2011 and have recovered substantially but have yet to quite reach the previous peak. Of course the price ranges of the homes built during that time period affect these results. It is not as if the peak of 2007 represents the identical group of houses as the bottom of 2011 or what is being built and/or sold today.

You don't know whether it was rented out for 6 years at $3000/month for 5-6 winter months per year, or whether it was rented out on annual lease for $1600/month and then was worn out inside when listed. Or maybe they ran it as rental business loss on purpose, to offset capital gains on sale of their other property elsewhere. |
