Question about golf cart garage
 
We are selling our house in Virginia Trace and one of the comments is it doesnt have a golf cart garage. Only one of our neighbors has a golf cart garage and several have 2 carts and one car. Is it a sign of prestige to have a separate space for your cart. I'm just wondering. We had 2 carts are a car and had plenty of space.

It does add value. If at the time we could have afforded it we would have paid the extra $7000 to get one, but that was 8 years ago. Not sure how much extra they are now on a new home. If we were to buy again we would get one. Once you have one though I think you get spoiled. I think houses that have them sell a little quicker but for me it's all about location.

It's becoming more of a norm (if it hasn't already).

With no basements, extra space is nice for storage as well as cars, carts and other toys.

Add a cart garage today, $20k.......add a car garage, over $30k.

There are thousands of home in The Villages without golf cart garages. And folks house their carts in them just fine. I guess it can be " the norm" if someone wants to spend all that extra money. My simple little old fashioned 2 car holds my truck, my Trike, and my golf cart just fine.

Are all 2 car garages the same size? I've seen some for-sale listings describe "stretched" rooms, does that apply to garages too?

Yes, the term "stretched" can apply to garages, ours was stretched 4 feet, and are we glad we did it.

We have a one and a half car garage. We have 1 car and 1 cart. That means we spend less money on things we don't really need and don't store a lot of stuff we don't really need. But then that is just us. We moved here from a 5000 sq ft home with a basement and 2 car garage and life is so much easier without all of that "stuff". Everyone is different and many are not yet ready to declutter their lives. Also we all have different needs.

We stretched out garage, cart garage and front and rear bedrooms 2 feet and the lanai 4.5 feet. We are very glad we did it and would not buy any home in TV without it. Just my opinion yours may be different.

Get the golf cart garage. You'll be glad you did.
As for the size of garages, the answer is NO. Not all 2-car garages are the same size. And believe me, they're not what you might be accustomed to from other houses. Measure before you buy anything.

First house 1.5 garage, patio villa. Second 2 car garage, cottage. House now 2 car with golf cart garage designer. We wanted a bigger garage, and if a 3 car would have been offered in our area would have gone that way

More is better....it does come down to money but if you can swing it I would recommend a 3 car.....best move we made. Even if you don't use it all initially, you will at some point.

Lily model has an extended golf cart garage plus lots of space behind it (expand..more outside patio room, garden area etc. unlike the Iris and most others with a golf car garage plus bedrooms are larger and good sized attic area). We think of the garage as a Florida basement.

Garage space is important, especially if there is a hobbyist with a work bench! Nothing to do with prestige.

My Ford Flex doesn't fit in some one and a half garages. We rented one home where it took three of us to get the Flex in the garage! Mom on one side, my aunt on the other and me driving! I need a bigger vehicle as I always have Mom's walker and sometime two walkers!

When I had our home built, we stretched our two car and golf cart garage two feet forward. Love it!

I think space is key. I also think the trend is larger homes and larger garages if costs is not a factory.

When we bought two years ago, a three-car garage was a priority. We use every inch of it.

Well,you are seeing first hand that people do want a golf cart garage. It makes selling a house go a lot faster - and also adds to the value.

I have friends who have a two car garage. They have two cars and a golf cart. It can be done but they have said if they ever trade up that a golf cart garage is mandatory.

We looked at adding to a 1.5 garage with an added 14x28 Cart garage. The cost estimate was $25,000...the 1.5 is just too small.

It's just useful space
 
No more than having a refrigerator or dishwasher is prestige. It's functional space. Let's face it, most Villages homes are quite small and space is at a premium. Many people park their vehicles in the driveway because their garage is full of storage items. I wish I had space for two cars and a cart, but I don't either. We do have a stretch garage which was a requirement for me when we bought.

I have a 1.5 garage & wish I had a separate garage for the cart. The .5 area really should be for storage & the separate cart garage could keep the lingering gas cart smell separate from the laundry area!

Most buyers will narrow down their search to 2 or 3 homes. Then you check off what one has over another. If two homes are equal, then the one with golf cart garage would win. Unless of course, price and location are not alike. In the Lake Sumter area you could emphasize Virginia Trace is the most desirable village for it's location is so close to the square and yet it's somewhat secluded since Canal is not a busy thoroughfare. Location, Location, Location, what more could you ask! That would be my headline on your home listing.

You know overall I'm very happy here in TV but we're the kind of people that don't want to stay in one place for a long time. The model of home we have, I know we could sell it less than any of the TV realators have listed of the same model. But our stipulation is we'll sell it ourselves because I'm not going to sell it & be out of it the day of the signing like TV say, because that means you have to buy another house to go to when we sign. We would pay rent until we found another one, because our next one may not be in TV. Oh well, this won't happen for a while yet but we really think we could give someone a good deal & we could be happy with the very little money we would make it.

If you have a ttwo car garage and two vehicles, especially if one or both of them are SUV's, those two vehicles will fill the garage and not leave room for a golf car, even if there is a stretch on the garage. More importantly, having the golf car garage space makes the resale easier. I think you get the money for the golf car garage back in full and maybe even more when you sell the house. We just bought a new Premier home with a 3 car stretched garage because we need the storage space.

You will find the right buyer, no worries. Just as some like blue and some like red, there is a buyer for your house. We continue to live smaller and have less each and every year. We downsize, and give away, and need very little space or stuff to love this place we call home for 6 awesome months! Peace out...
