"Educated guess" on cost of new roof and A/C on a Villa
 

Anyone have an "educated guess" (or personal experience) on the cost of replacing a roof and A/C on a PATIO VILLA.

I know it can vary quite a bit depending on type of material or efficiency of the compressor but curious on a "ballpark" or "from recent experience" data point.

A/C will run between $3,500 and $5000. Roof between $6k and $8k...

Does the Villa heat with gas, if so it doesn't need a heat pump-just a/c-

For HVAC unit depends on what you buy. can go upward of $9500 for top of the line. As to roof don't know what the going charge is per square and the quality and the aesthetic look you desire

Seems most of what I was looking at was electric. Would prefer gas.

Basically we haven't even found a place yet. We're coming down next week, renting for 2 months in order to make a choice, and then we are going to buy something. Not even sure if it will be a Villa but they seem to be most plentiful and many are within our range.

I needed a ballpark idea of what costs would be if whatever place we find would need that kind of work sooner rather than later. Since we aren't going to take a mortgage our "cash on hand" will be limited so we need to know how to allocate funds from our sale up here.

There are lots of villas -with gas-- your, hot water heater, stove , clothes dryer, and heat are all gas

Yes, I understand but if it isn't an area where you are looking to live none of the homes you look at will have it. :)

We replaced our entire Hvac unit in July with a 2.5 ton Carrier through Sunshine Air. We paid $5200 and got $500 rebate, so our total cost was $4700. I am not sure if the Carrier unit we selected is top of the line. Four of our neighbors also replaced theirs with different companies and they paid between $3800 and $5000. We all have gas in Lynnhaven. I know two of the neighbors only got a 2 ton unit (not 2.5) and it was a bit cheaper. $9500 seems pretty expensive for a patio villa?

It sounds like you will be buying the house for cash, you could always take a home equity line of credit for any major repairs, at least under current rules this would be tax deductible.
Also, VERY IMPORTANT, if you get into the situation where you need to replace the roof or the A/C, get 3 estimates, and check the background of all of the contractors. This site will provide lots of additional advice.

First thing a contractor does is look at your license plate. Rich people from the tri-state area pay more for everything.

Not the case. There are villages south of 466 that have natural gas.

Villas off of belvedere have gas--my wife's nephew inherited one with gas--look for the stacks on the roof

I think you mean no gas south of 466A. North of 466A has gas.

Also remember if the contractor is smaller after you get your best price see what they will do for cash.

But you still must get receipt, it works with some others may not

If he needs cash, kiss your warranty adios--he will change his business, every year--go with the big 3 or 4 in the villages-Munns, M&S, Sunshine & Farrell--save pennies & pay with $$$ also,when you use a credit card-- the bank backs you up & sometimes extends your warranty--when you pay with cash you have zero leverage

the warranty is from the manufacturer not the installer, so that point fails.

That's also wrong. Most newer villages north of 466A are all electric. Just have to check with homeowner or realtor.

The manufacture will not warranty a faulty installation-- if will become a finger pointing contest & you don't want to get involved in one

There is gas between 466 and 466a. The lines are under your street. TECO will the run the lines to your house for free as long as you guarantee a minimum of gas appliances. Two people I know in Bonita have had the gas lines run. I will probably do this year. Gas top cooking and gas hot water heater.

We did get estimates for a gas 3 ton unit cost was $ 5000- $6,000. included replacing all lines. Not replacing lines from a/c to house, was $ 1,500 less, from smaller contractor, with good reputation. Larger contractors would not just replace unit.

Thank you for your kind reply. I live north of 466a and south of 466 and was told when I bought the house the developer did not bring gas south of 466, I stand corrected.

None near our house. T&D checked on it for us five years ago.

I was all in for gas however newer areas don't seem to have it. The only reason I wanted gas was for the stove then I thought... who am I kidding, I am not cooking enough to justify the problems (fire, having to leave a window cracked).

If you would have gas appliances it would be oven and water heater...

Carrier is great for electric AC and any matching stove, DW, Microwave, and fridge set doesn't need to be gas.

That is my two cents on gas in TV.

We have a ranch listed . Doesn't need anything and cheaper than a villa with more privacy

We had our courtyard village air replaced with Sun Kool and it was around $5k. Additionally we had the roof replaced at $9k; however, the shingles were covered under warranty and Owens Corning picked up the tab. Battered Bee was the company who did all the worked including checking to see if the shingles were bad.

Coming from an HVAC background I can advise that changing lines is a waste in some cases and very much needed in others. It is particularly important when the new unit really does need it for efficiency. Some of the new units require a larger low pressure side to get those advertised efficiency #'s or you will not get what you pay for in efficiency even though it would function. Similar efficiency level change outs are a waste to change lines and mostly just running the bill up unless the existing lines are deteriorated for some obscure reason but should last for decades. New Freon types can be line flushed if the line size is acceptable. P.S. take the time to do the math on dollars spent vs dollars expected to be saved and there is always a sweet spot, the very latest technology rarely will pay for it's increased cost in the life expectancy. Also as new equipment has evolved the variables such as existing duct size can rob that perfect efficiency that might of been enjoyed by a perfect new install done correctly as well so ask questions. I personally find one step back from front edge on the latest technology is the sweet spot in pricing if your existing infrastructure supports its needs. Spending a couple thousand dollars extra to get an expected savings of $9 a month is bad math for most of us. Sorry to be so wordy but just have done a lot in this area so felt I had more than average to offer.

Wish I could answer that for you but when we moved to TV. I really thought TV really catered to residents but they really don't & neither do vendors & maintenance people. Actually it cost as much or maybe more than people that live outside TV. I talked to 3 or 4 different people that live on the old side (Orange Blossom) & it must be a saying they have over there. They say,"You could live like a millionaire here 15 yrs. ago but now you've got to be a millionaire". Sorry I didn't answer you're exact question but to get anything replaced You're going to pay more to replacement unless you go outside TV & shop. I'm a little disappointed after moving here that there's no GOOD DEALS!

Of course it costs more. Look around at the flowers, landscaping, the cleanliness! Today I'm going to an excellent yoga class - Free. Wednesday we play water volleyball - Free.

We made a bargain with the developer. We are absolutely satisfied that we are getting what we bargained for. No regrets.

For a 2B/2B patio villa, Sunshine A/C, Carrier, 2 ton, 14 seer was $5,071 with a $500 gas rebate.

For a 2B/2B patio villa, roof is $5,350 and the warranty is 50 years. I got this quote back in April 2016, from Scott Smith Roofing, 225.6604.

My roof on a courtyard villa was 3500. A/C depends on the will vary. Also could depend on the seers amount. My A/C was also 3500. I would guess you are looking at 7,000-8,000

The furnance will be $3500- Trane or the generic Trane
Roof $4500-4900 - Very important- quality of shingles, even down to the length of nails used so you can get a Wind Mitigation report from them that will please your insurance company and lower your bills.
