Do non-basement homes require roof gutters?
 

Hello.

Our Villages house has roof gutters installed in the front, but not the back. Our back lanai is enclosed. If we don't have a basement, are they needed/beneficial front and back?

No need-not required

Agreed, not required, however, we added some to control where the runoff went. In our case, we had lots of runoff on the driveway which resulted in some staining. If you add a birdcage, you will get a 'super gutter' along the roof common to the birdcage, once again to control where the runoff goes.

We do not have them. Like any other purchase, people who do have them will tell you that you must; after all that is the decision that they made.

We've had plenty of rain this month, how well does your property drain the water? If, you installed leaders and gutters where would you drain the water? You cannot for example effect your neighbors property and most people do not have large vacant land.

RE: Basement
I sorely miss mine. Teasing but here a basement would be an indoor swimming pool. .

We have two 75 gallon fake ceramic rain barrels under our gutters. They will never recoup their cost in water usage, but apparently the flowers and vegetables prefer it. Needs a little mosquito control as does all standing water.


They are cheaper now. Damn, does Walmart give price adjustments?

If you have some valleys in your roof, you may get a pretty good "river" coming off them. In that case, gutters would be beneficial. Also, you might see "drip lines" in the ground along the side of your house with time. Needed - no. Beneficial - maybe, depending on your house. I could see a benefit after the first week in the house. I have the down spouts routed into "pop-ups" in the lawn.

Anyone considering gutters all need to do is walk the perimeter during a heavy rain. It quickly becomes apparent where you do or do not need them.

We just installed them on the front and back of our house. The back faces north and we have a problem with algae and mildew on that side of the house. Had everything power washed and hope the gutters will direct the flow away from the eaves and out into the yard. We'll see. Not expensive so we aren't out a lot if the problem isn't solved.

have them for the first few years and got them for only certain areas. "people who do have them will tell you that you must"...certainly that is not the case as we would never tell anyone they need anything just because we have it. What ever gave you that idea????

It depends.
 

When we were house hunting we looked at one house that was on a very flat lot. The lanai concrete slab was actually at ground level. It should have been above grade.

There was no provision to make rainwater from the roof to flow away from the house. In this case, rain gutters should have been installed.

The house we ultimately selected was on a hillside and the lanai floor was three feet above ground level. There was no need for gutters.

You have to evaluate your individual situation.

After being flooded on three sides, we broke down and bought gutters. Problem solved and grass is green not muddy anymore.
As a previous posted said, look at your lot, youwill know. All homes and lots are not equal. As upgrades go, it is much less expensive than many.

Remember they have to be cleaned.

Only if you have tall tall trees hanging over them !

Ok, thanks for replies.

We installed gutters largely for noise control. During a rain we'd have a waterfall right outside our bedroom window...very loud even with the windows closed. Gutters and downspouts at the right locations solved the problem.

It's good to have gutters. Do you NEED them? As others have said, it depends.

Each home is different and drainage of course.... Questions come to mind... Firestone on the phone.. Do I need Firestone Tires.?. BF Goodrich on the line... Should I buy BF Goodrich?

Gutter/Spout on the Line.. Should I have spouts on my home... Get the point? Now my point of view... in a few years some homeowners in The Villages will be asking themselves after
seeing the wood behind the aluminum facia "Why is the wood rotting ? Depends sometimes on your individual home. Gutters/Spouts installed you most likely will not have this issue.

Also look at two different homes "For Sale" which one looks finished out... Would The Villages install gutters and spouts only on the front if it were not for selling the home.. ever hear of Curb Side Appearance. This is not to lessen the real need for spouting. At $2.00 to 2.30 per running foot and $35.00 for down spouts.. Good for you and the home! Opinion of a builder. Me

I don't think the homes look complete without them. In our case rain water coming off the roof when winds were high blew the runoff into our lanai, now the water comes out of the down spouts and runs toward the lake away from our lanai and shrubs. That and the fact that I like the look of having them along with their low cost is why we had them installed.

Our side yard was so soggy you could not walk on it or mow for days. We added gutters problem solved

We added gutters 8 months ago and are happy we did. Back only. The front naturally had them. Very reasonably priced.
