On my way over to Fenney this weekend to do a flyover of the new golf courses I noticed that work had begun on Southern Oaks Phase 1 & 3, but not Phase 2. I couldn't help myself and had to stop and get a better view of what was going on.

thank you for posting this! It is always interesting to see how quickly the developer works and gets things done. Looking at the map it looks like one those areas being developed will be Desoto. Not sure what they named the village that will be across 468 from Desoto (where you were standing). But I think it makes sense of the direction that they are going (both north and east) since it will head them towards the bridge that's supposed to be built over the turnpike while still going towards 44.

Very interesting. It shows the mass of development going on down here. Desoto is well underway and should see foundations going in very soon and they have started the neighborhood pool. Now if only they would get started on some commercial development like a gas station. Thank you for showing these.

As a future resident of Fenney, these videos are really fun to watch. We will be retiring and moving there in about three years, so it is fun to see the growth and development of the area from your drone. Thanks again.

You also just reminded me to give my sales agent a call. Since we're considering buying a new home when we move down full-time, we've been wondering if everything below Osceola Hills is subject to the additional Wildwood taxes or if the dividing line for that is further south. Off hand, does anyone else on here know the answer to that question? We asked an agent when we did a walk-through of an open house but he didn't seem to know.

Everything south of SR44 that is currently being developed or in the known planning stages - from US301 to the county line on both sides of the turnpike is in the city of Wildwood city limits, on the north side of the turnpike around 470 is Leesburg so there will be city taxes there, so yes, you're going to pay city taxes on top of county taxes, maintenance fees, bond, and amenity fees. Of all of the costs the Wildwood taxes should be the most concerning to anyone buying, TV has become the Wildwood cash cow.

Well worth the cost to live down here and a heck of a lot cheaper than we were paying up north dollar for dollar in home value, this is unlike anywhere else in TV and they are selling like hotcakes.

It is definitely nice in Fenney and distinctly different from other parts of TV. We toured a 3BR 3BA designer home with a great layout and a beautiful lake view for I believe under $350,000. As quickly as we walked the neighborhood to check out some other homes, it sold! We weren't surprised for the price and location - I think the Fenney Grille and pool were within walking distance. Somebody got a great buy!

Does the area of Fenney an others down there have multi-water meters similar to properties north of Cr44 ??

What I'm asking is there a potable water meter and a non-potable water meter for watering the lawns ??

There are two systems down here, one for each.

Interesting question, one would assume that the developer would continue with such a system as it is both successful and has been noted as a model system. What is surprising is that it appears to be billed as a single water line item on the D12 billing unlike the other districts.
In the attachments I took a screen shot of my water bill and a random one from the Fenney area you can see two sets of meter readings vs a single meter. I check multiple locations in Fenney and all showed only one meter reading, always labeled irrigation.

And yes I used a lot of water this summer, filled a new pool, TWICE!, and had some major irrigation system issues.

Maybe true if comparing to how many new homes sell up north but I had an agent tell me a month ago that they are averaging about 1 sale per day. If that continues, that equates to under 400 sales in a year. Anyone who has been around here for awhile knows that is nowhere near the amount of new homes per year that they sold in previous years. Almost all of the other areas are sold out so most of the new home sales are coming from Fenney and the new area up north on 42. You were mis-informed, that was most likely true earlier in the year but they are currently selling 4 to 6 homes per day in the earlier part of the year there was no inventory down here to sell, even when we purchased our home in mid-May there was very little inventory available other than Villas which sell out very quickly. Now that they have built up sells are very brisk and I see no reason for them to slow down. A lot of the amenities are now open and people are flocking in to take advantage of them. Most of my neighbors moved here from another village and that has to tell you something.

The irrigation bill comes with the amenity fee and the drinking water comes separately from the city of Wildwood. They both are mailed about the same time, near the end of each month. So yes, we have separate billing down here. If you are interested in costs, our potable water which includes outside hose bibs comes in around $45.00 and the irrigation in the mid 20's.

That seems kind of high for just water since you state that they are both monthly - is it possible that the $45.00 figure also includes trash or something else?

I don't know why a representative of TV sales, whom I have dealt with for years, would misinform me. I was told that in the first 6 months since they opened Fenney for sales they had sold 180 properties. That is an average of 1 per day any way you look at it.

I was told last week they had sold 300 homes and that the patio villas were sold out in the current phase.

Better yet, take a nice ride down here, go in the sales office and look at the wooden model that shows amenities, streets, etc. It also has a little wooden or plastic house on every lot or home that has been sold. There are hundreds of them, well over 300 and probably nearer to 400 or more.

You are changing your story, you originally said that a month ago you were told they were selling one per day, that was not six months ago and the number is totally false, I live here and go to the sales office quite often to see the model showing how many are sold, a month ago there were hundreds of them sold, not 180. If you really want to know how these are selling come on down and look at the model, they have a little wooden or plastic house on each lot or unit that has been sold. Most of the villas are sold and they just opened another group of them and they are already selling. Add them to the designers, cottages, etc., and you will see that your figures are way way off. There is a lot of excitement here and the sales people are having quite a good time.

Excellent suggestion. I don't know why anyone would wonder about this at all. Or not take your word, a resident who is understandably interested in all goings on in this new Village.
