How to find current bond balance
 
What is the easiest way to find out the amount left to be paid on the bond? Is there a website where this information is available?

I see this balance quoted on some (but not all) listings for pre-owned homes. How did the homeowner or realtor obtain this figure?

Call Carol Thompson at 352-751-3905...you will need your Unit Number . She can also send you an amortizied schedule showing how much principle and interest you pay each year and how the balance delcines over 30 years.

If you are dealing with the owner or a realtor how about merely asking the balance owed or is it paid off. Many bonds of resales were paid in full when the house was purchased. Just a thought..........

Hey everyone, thanks for you input. You provided some great advice.

Since we are still up north, I was hoping to find a way to check "from afar" as we look a home listings online. I guess we will need to use one or both of the direct approaches that have been suggested.

on a resale, the realtor should provide this info without hesitation if it's not already in the listing info

Hi Champ6,

I have always thought TV's listings site is extremely easy to navigate. It is fun to search by village and by price and by type of home. But I know what you mean about the bond balance. The VLS says only paid or not paid.

But an MLS site that can be found here as a TOTV advertiser shows the bond balance in the description of the home. And the description usually mentions which village the house is located in.

Even though the MLS sites are not set up to search by village like TV's site is, I have found that I really can learn a lot more from looking at the MLS listings. And you can start to develop kind of a feel for how those bonds work out by location and age of the homes.

I realize that you probably have already discovered all this, but just in case, I thought I would throw it in here.

I have also seen property taxes in some of the descriptions on MLS sites. There are some things about property taxes in Florida that I am not quite clear on. But I guess that is for another thread sometime.

Anyway, I wish you the best on your journey. (It's fun to look at all those houses in the sun, isn't it.)

I have spent time figuring it out, too.

This site is very useful for Sumter county: http://sumtergis.com/GIS/ By entering an address or a name, you can see the home and zoom in or out. You can also display the most recent tax bill and also display a history of all deed transfers (including prices paid).

Take a look and poke around.

There are similar sites for Lake and Marion counties.

Sumter County Property Appraiser - Ronnie Hawkins, CFA - Bushnell, Florida - 352-569-6800

Type in address or name if you know. Click search.

Click retrieve tax. Will show on tax records.

This page will tell you what the balance is unless it has been paid in full. Village Community Development Districts
