Burger King coming to Trailwinds Village

The latest plans update shows Burger King is now coming to the Trailwinds Village commercial development on CR466a.


If you remember back in June Champion6 found a drawing of the development on the Barclay Group briefly posted that showed shops that were scheduled to be there. The authenticity of the drawing seemed questionable at the time due to some of the sites listed, it appeared to be more a publicity stunt by BG.

Looking back on that picture now it appears that Champion6 may have found a pot of gold. Publix was shown and is now moving forward, the same for Wendy's and Taco Bell. Jersey Mike's was shown but you couldn't make out the details at the time, looking closely at the icon on the picture and the JM logo, it's clear that it did show JM, the logo was rotated 90 deg. CCW. Now Burger King. So far the drawing has been right on the mark.

What's next? Starbucks? Chili's? Hobby Lobby?

I am happy to see the Tradewinds Village development. But, I am a little disappointed with the Lowes. I have been there twice when they didn't have what I wanted. The Lowes guy said that the store is about 5000 SF smaller than the Lady Lake store.

When I first moved to TV, we had to go to Ocala for Home Depot.

I've read where the new ones will all have a smaller foot-print. They're closing "some" Lowes nationally. Wonder if it's because of "over-saturation" OR folks shopping the internet. Many brick-mortor stores are closing---ones who've been around a long time. Think how our culture has changed from robust down-town shopping to malls to strip malls and the list goes on.

Publix with a liquor store where an established ABC Liquor store ia at the complex entrance????
Sure they may pick up some traffic from the grocery customers but I have to wonder if it is worth it.

I guess that's one of the difference between the developers, apparently Barclay doesn't care if merchants in their shopping center compete against each other - Publix & ABC, Burger Kink & Wendy's. TV developer appears to limit direct competition between its clients in any given commercial district, it doesn't serve them well for one client to try to drive the other out of business or unsustainably low profit levels.

While we all like to have choices, the choices aren't always the best long term for keeping businesses afloat. It's one thing to have several like fast food restaurants, or grocery stores, or car dealers clumped together in a heavily populated area, but in a cyclic market like The Villages sometime competition can be not such a good thing. Of course the only exceptions to this appears to be banks and mattress stores.

The best buffers the stores in the Pinellas area will have is the lack of golf cart access to Trailwinds that will keep a given percentage of the customers form going there.

I like the powder sugar dusted ones with whippy crème stuff inside that comes out the side when you eat them and gets powdered sugar all over stuff.

I talked to Jake the owner of Jersey Mike's a couple of weeks ago at his Lady Lake store. They're doing the build out now and hope to open around December 1st. If they don't open that first week of Dec then they'll hold off opening until January.

Having Wendy's and BK next to each other in the same strip under same management seems stranger and is much different than having Sakura Sushi, China Gormet & PDQ. In the case of the latter the fact they all serve food is the only commonality which shouldn't disallow them. We used to have a store and the lease terms of what types of possible other tenants leasing space was always clearly spelled out so we would know up front. Obviously Wendy's & BK were well aware of it before signing and feel they're serving a different clientele OR can pull from each other's traffic. There must be some method to their thinking.

Interesting to see so many armchair marketing experts here. Me? I've worked retail, including fast food, for the better part of the last 40 years. I've also lived in walking distance to the main road in my suburban town for over 15 years. We've had a Taco Bell, a Wendy's, McDonalds, THREE Dunkin Donuts, Starbucks, Burger King, Outback, Pizza Hut, FOUR locally owned non-chain pizza joints, Boston Market, a diner, two luncheonettes, and a few of those nasty Chinese buffets that always get a C grade from the heath department and close down a few years after they open.

Of those, only the Pizza hut, Taco Bell, Wendy's, and the nasty Chinese joints have closed down. This is all within a 1.5 mile stretch in the suburbs. All within walking/bike riding distance to my house.

I imagine if they paid heed to the armchair marketing experts here, they all would have gone out of business years ago. Glad they didn't!

Edited to add: the Wendy's was there for almost 20 years before they finally closed up. The Pizza Hut never really stood a chance, this is New Haven county, home of some of the best pizza in the world (officially).

Edited to add: we ALSO have a normal chinese takeout, an upscale italian restaurant, a moderately priced very popular italian restaurant, an indian food place (fairly new, not as good as a couple others in the county), a place that specializes in fried hot dogs, and a burger/dog/fried seafood place with the best hot buttered lobster rolls in the area. ALL within bicycle-riding distance of my house (within 1.5 miles in either direction).

The discussion started out about having them in the same managed strip mall. Of course you will find them all over up and down any main road. Must have had 30 fast food places within 1-2 mile of our home up north. Generally, and from my experience from our own retail stores often there are "no compete" clauses in a strip mall lease for specific types of businesses. I'd hate to take a 10 year lease on a strip mall location then find a virtually identical business opening 2 doors down. Obviously in this instance either they were aware of it up front and felt it wouldn't harm them (or could even help them) or they were informed anyone can open anything as long as they have a way to pay the rent and didn't care.

I was hoping for a Culver’s somewhere in south TV. Colony Plaza always seemed a good place for a Dunkin’s and Bonefish down south makes sense to me too.

Does anyone know why this Trailwinds Village is moving slower than molasses in January? I have never seen such slow construction work except where there is a money shortage. I drove by Jersey Mike's yesterday, and they seem to be nowhere near opening. I have seen Subway rent space and be open for business in less than 2 weeks.

It's slow because it's not being built by The Villages.

But regarding the pace at Jersey Mike's, The Villages isn't ever involved with the interior finish work needed to open a new business. That is handled by a contractor hired by the new tenant.

Is the pace any faster at the Villages-owned Sarasota Plaza or Lake Deaton Plaza -- or Brownwood Paddock Square, for that matter. I feel the pace is the same and it's controlled by the tenant, not the developer.

Jersey Mikes open date is Jan 9th according to the staff at the northern store. Suspect that has to do with staff, taxes in a new year and easier to pass on the zoo that is December.
