Status of Brownwood Paddock Square
Anyone know the status of the new Brownwood Paddock Square? Just wondered if construction is ongoing and if there is a completion date in the foreseeable future...
Any news or sources of information ?? |
Our bike club group rode down to the site yesterday and there was a great deal of earthmoving equipment at work, many survey stakes out and many site preparation workers at work. Not sure what that means for timing of any actual construction but it sure seems busy at the site.

I heard (second hand) that a cyclist was stopped by police on the closed section of Buena Vista. Just given a warning, but the fine is the same as for a car, $160.

I personally saw a Sumter County Sheriff pull over a car that came down the unopened section. (He had them pulled over at the south end, from the angle of the car it appeared that they were exiting Buena Vista when he caught them.)
I wish they would open it up, might save a little time heading for the Turnpike. The construction update says "Final authorizations for public use are pending." |

Does anyone know or care to speculate about which comes first: the development of Brownwood or the housing that will surround it? Because of its location in the extreme southwest corner of TV, it would seem to be a problem either way. If they build the townsquare first then there will be no residents in the immediate area and the merchants will suffer. However, if they first build the housing in the immediate area, then they might have a hard time to sell the houses since it will be a long ride for the residents to get to Sumter Landing for any townsquare activity.
My speculation is that they will start to build houses just south of 466A by Buena Vista concurrent with the start of Brownwood construction. Then, after Brownwood is completed they will fill in with houses closer to it. That way the initial residents south of 466A will still be reasonably close to Sumter until "their" townsquare opens. If this is correct, then the start of Brownwood will not be until after all of the area north of 466A is completed. Because of this chicken/egg scenario, I still can't figure out why they decided to place Brownwood where they did. It would seem to be much better to put it in a more central location - perhaps between Morse and Buena Vista just south of 466A. The only thing I can think of is that they want to appeal to residents outside of TV more. Or, there may have been pressure from the county to place it in an area that is more accesible to county residents. |
NJblue, I read here on the board awhile ago that it was going to be different then the other two squares. Oriented more towards the public and have an actual shopping mall attached to it. So wanted at that major road junction.

Lake Sumter Landing was put in long before most of the
development of the area surrounding it. So I would expect the new town center to be completed sometime after homes begin to be built and long before the area south of the beginning is close to being done.
It is a key marketing element and will be available as soon as the economics and construction will allow. TV is more a build it and they will come developer VS the usual....after you come some day we will build it developer. btk |

Billy, so true. If you watch close in the TV video, when they do the zoom in over the actual Lake Sumtner before the radio station roof, look beyond the Square Buildings and there is nothing but sand!

I am gonna bet my best comfy girdle that Brownwood Paddock and where it is situated will be just fine. There is a LOT of thought in the successes the developers have already had and they learn as they go. I hadn't heard the words Brownwood PADDOCK and for sure the owners are horse people. I bet it will be horsey in the best sense of the word...and I too wanna see the golf cart tunnel under the turnpike. This whole place isn't gonna be finished anytime soon I'll betcha.
I am thinking that bigger is better in the sense that we will attract all of the businesses, restaurants and EXCELLENT medical care that we need as we grow bigger. I envision a large teaching hospital whose specialty is geriatrics. You ain't seen nothin' yet is what I am thinking. |

Looking at the map where Antrim Dells will be located and it is Northeast of the corner of Buena Vista Blvd and County Road 44A. It looks like Brownwood is located at the Southwest corner of County Road 44A and Buena Vista. Brownwood will be bordered on the South by State Road 44.
Yesterday I drove down to the Brownwood area and they were paving the new part of County Road 44A looks like 44A will be 4 lanes in the Brownwood area. Also looks like County Road 139 will be 4 lanes South of 466A all the way down to SR44 and run into Brownwood. 466A will be 4 lanes from Buena Vista to County Road 139 and is now under construction. Also saw a sign that Sweetbay will be next to the property where the steel is up for the Sumter County Goverment building and Library. This will all be able to be reached by golf cart. This is on the Southeast corner of 466A and County Road 139 at the edge of Wildwood. |

When we visited TV two years ago, we were given a 'General Area Map' which showed a layout of the area south of 466A. It showed 'transportation trails' crossing 466A just E/Morse and E/Buena Vista. Brownwood is shown S/44A and between Buena Vista and CR139.
The housing/golf area (future villages) had major streets named (Pinellas Place, Hillsborough Trail, et al); BV & Morse show linking up to SR44. Does this site of future villages look like it's at the point where they might begin to build new homes? |
I'm thinking that it'll be a while - not long, but not tomorrow, either - before housing starts up down there!
But, there is earth being moved where Paddock Square will be. I flew over with my brother a couple weeks ago, and it is clear that something is happenin' SWR :beer3: |
You will be able to cross under 466a at Buena Vista. If you go down Buena Vista to the first circle. That is Pinealls Blvd. You will be able to turn right at that circle. Pinealls will go all the way to the Service Center and that plaza. Should be no problems in getting their.
The problem as I can see will be with Buena Vista where it intersects 44a. ALot of traffic flies down 44a. see what happens as to how they will controll that mess. |

I love watching all of the building.
And I do have that map. I just didn't realize it. It shows Brownwood Paddock between 44 and 44a. I can see that would be a good place for a mall too. Last night at dinner someone said that they heard the new Premier neighborhood would be close to where the driving range is now, kind of across from Colony Plaza, but that is really close to the landfill and sometimes they burn there and sometimes is doesn't smell "purty". We Villagers sure hear a lot of information, some of it is really true. It brings to mind all of the rumors about the "GREAT BIG HOUSE" in Pennecamp on the point. The construction workers reported that it was for a Morse family member. Now we find it is a spec house. If someone is looking for instant fame in this town they will get it if they buy that house with (reportedly) a thousand folks showing up at yesterday's open house, everyone knows it is the most expensive home built here. Yes. I think I will buy ONE lottery ticket, but then how would I pay the light bill??? |
The commercial propertylink that kb8 gave says: Brownwood Paddock Square is the newest urban downtown and serves as a third location where entertainment, dining and shopping draw consumers from the regional market. Brownwood’s design is based on old-look architecture of Old World Florida and will take residents back to a time in the 1800’s when Florida’s cattle hunters and cowboys roamed the state. The development will be highlighted by Paddock Square, a town square where residents congregate for nightly entertainment with plenty of food and retail opportunities.
It looks like the shopping center next door will be no different than an of the others - not an enclosed mall. |
