Does anyone know what is being constructed here at the old Beaumont property? Looks like a lot of dirt moving!

It will be a mixed use development, with commercial/institutional along 466A and 462, stormwater basin along 462, townhomes in the center, designated wetland in the center, and single family homes in the north half. The homes will be constructed first. There have been no announcements about businesses.

More than 400 homes to be built across from Pinellas Plaza in The Villages

A plat received preliminary approval Tuesday for 405 homes on the Beaumont property across County Road 466A from Pinellas Plaza and next to Trailwinds Village.

Homes will include 271 detached single-family dwellings and 134 townhouses on 154 acres. Construction of the first phase would be completed by the end of 2020.

At a meeting of the Wildwood Planning and Zoning Board, Special Magistrate W. Grant Watson recommended the plat for City Commission approval. The commission likely will consider it later this month.

Single-family homes will be located along three streets near the rear of the property, while townhouses will be built closer to CR 466A on the southeast side of a wetland and storm water retention area. The neighborhood will be gated but without street lights, according to the plat information.

Maximum building height will be 35 feet. An earlier plan by the previous developer included a six-story high-rise building.

Portions of the site along CR 466A and County Road 462 are slated for hotel, institutional or commercial development.

Earlier this year, city commissioners approved an ordinance that would allow up to 1,298 dwelling units, 174,250 square feet of institutional space and 544,500 square feet of commercial space on the Beaumont property.

The Beaumont Community Development District was created to build the infrastructure and manage the property. It plans to complete $16.7 million of improvements over the next three years, including $2.2 million for roadways, $2.8 million for utilities and $4.5 million for storm water management.

The property eventually was sold after WholeLife Properties filed for Chapter 11 bankruptcy in June 2016.The bankruptcy was prompted by a lender’s letter that threatened foreclosure on property the company owned in McKinney, Texas.

Current owners are listed as Michael and Kathy Stokes, the Raymond Penrose Beaumont Family Trust, the June B. Beaumont Family Trust and Pine Cone Investments.

I believe there are to be several hundred apartments built in there too. Unless The City taboo'd them?

It's not a Villages project, so no.

I guess it has both good and bad points that all the residents of all these new NON-Villages developments get free access to our town squares & entertainment. Good for businesses which hopefully will encourage more to come in and bad for yet more overcrowding, parking and influx of townies.

The entire State of Florida has access.....when the business's succeed we all benefit. With a larger population business's may move here and if the demo changes enough even Costco might be interested. Growth and diversity is a good thing.

Without the business brought to the squares by our outside neighbors, a lot of them would not be able to survive. It's rarely crowded once winter is over. Even this week we went to Red Sauce Tuesday for dinner and there was no wait to get in, lots of places to park and plenty of chairs available for seating around the dance area outside. No long lines at the watering holes. It was an enjoyable evening as I really don't like crowds.

Will this housing be 55+?

No. This is not age restricted. And no area is 55 plus, including The Villages. We are age 19 plus.

The businesses listed are going into Trailwinds not the Beaumont property.

I wonder where kids will be bused to school from that area. I am guessing somewhere in Wildwood. The Villages Fire Services better take this into consideration so they can plan the expansion. I know it is not a project being developed by The Villages but neither was Elan Buena Vista senior center on 466 yet the expansion to our fire station because of that is being paid for out of our amenity fees. That is a lot of homes, additional traffic and people coming into that area. I just hope the infrastructure can handle it before all of these new properties are full of people.

These properties are within the wildwood city limits. The public safety issues are Wildwood's problem. I'm sure they will tax the new properties accordingly.
