Block Wall View

Many of the new Courtyard Villas now have what I refer to as a Block Wall View. Seems that the lots are getting so small that your Lanai now faces an ugly wall instead of a small green area. Just wondering if this would deter you from buying one of these? Attachment 82269

So many people buy a CYV because they have dogs. I don't know any dog owners who buy such a limited "yard".

I don’t think anyone would want to live in that home, UNLESS that is all your budget will allow. When house shopping it’s never about what you want it’s about what you can afford. Some say its location, location, location. While others say it’s compromise, compromise, compromise.

I like having a green lawn and some room. *To me*, this would feel a bit claustrophobic. So yes, it would deter me.

That's a tight one and it's probably priced accordingly. They are not all like that.

We live in a courtyard villa and planted bougainvilleas along it. They are beautiful. We get many compliments on our yard.

Walls usually make good neighbors? I like the separation instead of kissing screen in porches 10 yards apart.

Our villa yard is small but we have landscaped with plantings accordingly and its very pretty. Husband loves the low maintenance and we have a green area for the doggie. Feels just fine to us but to each their own.

Yes. In general, lots That I have seen south of 44 seem to be much smaller. Will not be moving there.

Pictures are deceiving. Courtyard villas are designed to be low maintenance. If you do not like this one, look for one you do like or get a house with a yard!

The 2' high holly bushes that were planted along our back wall and side walls in 2011 are now as high as the wall itself. In fact a couple of years ago I had to buy a black & decker trimmer to keep them as low as the walls. It is really a great hedge and the birds, Cardinals, Finches, Mockingbirds and Brown Thrashers live in the hedge. I don't see the wall at all. We have about 20' from our lanai to the wall, plenty of room for a table & chairs, a grill and reclining chairs. It's like having your own secluded world, I wouldn't trade it for a designer home. I would of maybe have gotten a corner lot like my neighbor and had a birdcage and a pool.

Usually when a wall is put up like this, there must be something unsightly on the other side. The first thing I would do if I was interested in this property is to see what is on the other side? Could it be a small noisy business? A run down trailer park? You get my drift.

Wall blocks any breeze
We made the mistake of buying a courtyard villa with a view like this. Liked no maintenance but found quickly that the wall is so close that there is NO breeze. Nothing but dead air.

I noticed you’ve posted pics of a couple homes, asking what we thought. Are you considering a move down here?

It's already been said that the new homes have smaller yards. Our CYV was built in 2011 off St. Charles in the vicinity of Sterling Hgts Rec. As I mentioned earlier, you cannot see the wall and I have an electric trimmer to keep the hedge down. All the shrubs you see are the original put in during construction when the home was new. I didn't add anything other then the bird bath and furniture. Most of my neighbors have much larger lots, even enough to install a pool. We're the basic 2 BR 2 BA Durham on an inside lot. All of the 80 villas in my community have either another villa on the other side of the wall or a designer home.

Buy a preowned villa, they had nice sized yards even 5 years ago and most have little or no grass to mow. I would not buy something with so little space. I'd get claustrophobic.
