What happened to Cottage Homes?
I have noticed on TV sales site there are no new Cottage series homes for sale in Marsh bend and Deluna. Has anyone heard of they discontinued the Cottage series? The few new ones in linden and monarch seem to be either along the turnpike or in patio villa area. Thanks

In Marsh Bend there is a lot of noise just coming from the county roads - having lived 3 1 1/2 miles from the Garden State Parkway in Cape May County NJ for 35 years, the traffic noise on Fri-Sun traveled far. We could not sleep with the windows open in July and August. Playing golf at Loblolly or Longleaf, you can definitely hear traffic noises. I can't imagine backing up to the FL Turnpike.

I think the answer to the OP’s question is pretty simple. Lower profit margins on Cottage homes and or demand for them. If there was both adequate demand and profit margins (relative to other types of homes), they would build them.

When patio villas went from 2 beds to 3 bedrooms, plus a 2 car garage, and sometimes a golf cart garage the cottages became less. Villas Have smaller lots than cottage homes.

I think there are already several threads about the pros and cons of living near a major highway if some of y’all do a search and join up with it. Thanks

They are still building cottage homes. Just fewer. The Villages must know what is selling best and build that.

They may have been replaced by cabana villas. Frame courtyard villas.

Short answer - yes - back when they were having open houses

I agree with JP....the developer didn't just fall off the back of a turnip wagon last week, you can be certain that like any well managed successful business they have all the data on what sells, where the market is heading and where the profit margins are |
This has been mentioned, but the Patio Villas are becoming much more tempting. The main reason buyers jumped from a patio villa to a cottage was they either needed a 2 car garage or 2+golf cart garage or they needed a third bedroom.
Now the developer is actually giving you a livable patio villa. Some probably know the current bond amount, my experience was when patio villas were built in Buttonwood the bond was $10,000 and cottages in the same vicinity the bond was $21,000. Basically double or more. Here's is a current patio villa, they're now giving you a 2 car garage, and some even have the additional golf cart garage. No carpeting in the living area, vaulted ceilings, white cabinets, stainless steel appliances and a island in the kitchen that's not curved, this is for sale right now for $199K. Topaz Patio Villa 6082 Allen Ave. To get that third bedroom in a cottage, you're double the bond amount and probably spending $240K for a cottage. https://image.thevillages.com/api/photo/543140.jpg https://image.thevillages.com/api/photo/543143.jpg https://image.thevillages.com/api/photo/543145.jpg Homefinder - The Villages(R) Homes and Villas for Sale |
I think courtyard villas are largely replacing the cottages. Patio villas too. I think the homesites for both the patio villa and courtyard villa are probably close to the same size hence the bond is probably less than for a cottage with less landscaping and landscaping maintenance required. Lots of positives for some people.
