Gas vs. Electric ranges in Courtyard Villas

The Courtyard Villa houses I viewed only have electrical ranges. Is this standard or can you have a gas range put in.

:) Where were the houses you viewed? Some areas has gas and some don't.

retiredguy123 04-23-2020 01:35 PM

If the neighborhood has gas piping to the house, you can install a gas range. If not, you can install an underground propane tank and install a gas range. That would be an expensive way to go, but I have seen it done in The Villages.

Not counting the new areas south of 44, in the established Villages I believe they stopped installing gas in 2007. That is around Bonita Blvd., as you go west it becomes St. Charles, but then they become newer. Stay in the middle, probably the Village of Largo and north of that would be gas.

A lot of people may not like to what I'm going to say-but in a real senior citizen community all electric is way safer than any residence with gas appliances--fire hazards, being one, no house being all electric has ever exploded-- I wish our house was gas-but if either my self or the Admiral got to the stage ,where we could not be adept in the kitchen gas is an accident waiting to happen--many years ago we had a cat streak across a gas range, his tail caught on fire & the Admiral grabbed his tail before he set the MBR bed on fire

billethkid 04-23-2020 04:16 PM

If you have electric only take a look at induction ranges.
Very efficient and more gas like control of heat(ing).
Yes it requires induction type cookware (must be magnetic).

Debboguch50 04-24-2020 04:59 AM

Electric or gas

We live in Liberty park, we have the option of using gas or electric, but Duval just east of us is electric only! If you are between 466a and 44 electric only, you would have to have a propane tank buried in you yard If you want a gas stove, also we have a whole house generator which is run by natural gas! You should check what kind of furnace they have, gas or electric!

Seems to me the problem is the cat, not the gas.

A few years ago we owned a patio villa in Duval in Crestwood Villas just off of Buena Vista. The villa has gas appliances.

TandHSTAR@AOL.com 04-24-2020 06:40 AM

If there is gas in the area you are liiking there is already a gas hookup in the kitchen also your A/C is already gas. If there is no gas in your area the answer is no.

HappyRetired 04-24-2020 06:49 AM

We would have preferred gas, but the location we wanted to be in was electric. Didn't matter a lot. Cooking/baking is no longer a priority. With 2 people I use small appliances most of the time. Eggs or pasta are easy on an electic stove-top, as are stir-frys. Unless you're a gourmet cook, I think you'll find it doesn't matter.

Keninches 04-24-2020 07:06 AM

Houses were exploding in The Villages with gas. So a wise move to go Electric. It seems they would build one with gas the next electric.

Absolutely.
Once tried it makes plain gas and electric so slow and dated.

Faithrmac 04-24-2020 07:25 AM

Duval is gas. I live there.

I didn’t realize that whole-house natural gas generators are allowed in The Villages. Where do you have it in your yard.? They are LOUD! I think if I had one, I’d make a deal with the neighbors that they are welcome to come camp at my place if the electricity goes off.

I’m a new owner. Does the electricity go off often at The Villages from storms? Would a generator like that be worth the investment?

PoolBrews 04-24-2020 07:32 AM

My first CYV in Greenbriar had gas... my 2nd CYV, only 1.5 miles away in Phillips Villas, does not have gas. We are as far north and east as you can get in The Villages.

exactly...those are the only choices

buy a home with an inground pool and the gas is already there (either from a line, or there's an underground tank in your yard (which will jack up your homeowner's insurance)

Bridget Staunton 04-24-2020 07:39 AM

I would much prefer gas but not available in our area. I am sure TV did their study and electric was cheaper to install, it’s always the bottom line

bill.noltecpa@gmail.com 04-24-2020 07:41 AM

With gas there is a minimum charge each month around 18, so if you go gas and not in your unit ( snow Birds) be aware of the fee. We have gas water heater and furnace, so changing the stove to gas was no big deal, but we pay 5 months of the minimum..

BeauJangles 04-24-2020 07:55 AM

It depends on where you are. We are in Liberty Park and we have gas. Friends live in Hemingway and they can only have electricity. Some areas have the capability of having either. I suggest you call the Utilities and ask them.

yankygrl 04-24-2020 07:59 AM

There is no gas option available for the most part, in villages below Lake Sumter Landing area. There was a "****ing match" between TV and the gas company. TV lost. So like another poster stated, unless you put in underground tank with propane, there is no gas south at least to 44. Don't know about south of 44.

Are you suggesting spontaneous combustion? I think not. In the houses that have gas the piping in the attics are flexible tubing and lighting hitting the house will cause the explosion because the tubing pinholes. I had my tubing replaced with galvanized steel pipe to prevent that from happening. In the spring rainy, thunderstorm season I don’t have that concern any longer.

The Villages Developer got into a pi$$ing match with the gas companies.
Hence, electric in the newer areas....

All areas south of 44 have natural gas

Jensor17 04-24-2020 08:10 AM

I have electric. Before i moved to florida i had gas ranges and loved them. I get Nothing but ruined food on my electric range. And i can’t use the wok. It won’t heat up the sides on an electric stove. If i buy another home, I WANT GAS TO COOK, but not propane gas.

No, the power doesn’t go out very often..... and when it does , it’s fairly short term.....

Personally, I think that a whole house generator is a waste of money...... and unlike your belief that they are “noisy” , they are actually pretty quiet due to the way they are constructed and insulated.....some of the “portable “ generators are VERY loud....

When we moved here permanently in 2010, I brought our Honda portable generator with us when we moved..... during the past 10 yrs., I have not used it once !!!

Generators are not necessary in TV. The electric lines are under ground, so are not bothered by storms. Even in hurricanes, any outage is very short lived (less than a hour) and caused at a sub station or other general area.

Westie Man 04-24-2020 08:57 AM

I agree

Combustion is toxic

Dlbonivich 04-24-2020 09:27 AM

During a hurricane there is a possibility that you could be out for days. Not sure it has happened here. I do know gas is pushed through pipelines where it is flat. In Texas our neighbor had one and it worked 3 days out of 15 we did not have electric because the gas gets blown through lines with electric fans so once gas in the lines was depleted he was in the same boat as us.

Poirier 04-24-2020 09:28 AM

gas generators

We had a gas generator while we lived in Virginia and it was not very loud at all.

charlieo1126@gmail.com 04-24-2020 09:51 AM

So why are all the new homes including mine gas if it’s cheaper for the villages to have electric

We have been here 11 years and rented 2 years before we bought. We have gas and I don't ever remember hearing about even one house exploding due to gas.

There are multi-day outages in The Villages

In September of 2017hurricane Irma struck The Villages. In my neighborhood power was out fo 2-4 days depending on the street you lived on. Make no mistake, hurricanes can wreak havoc on the infrastructure and cause multi-day outages of power.

Hurricane Irma went through and we never had an outage. It flickered once.

I bet you are in the Wildwood section.

tophcfa 04-24-2020 10:16 AM

It’s a nice change to see the gas versus electric debate involve something besides golf carts. I very much prefer to cook with gas, but it’s not available where our home is, so we make due with electric.

:icon_wink: If anyone is interested...... my customer charge from TECO Gas is $14.25 a month. SECO Elect. has a customer of $1.00 a day. Approx. $30.00 a month. On your Utilities bill there is a Water and Sewer Base charge before usage is added. Mine last month was $23.80 Base Charge for water and sewer. There is also a GARBAGE Collection fee of $19.38 rather you are here or not.
These are fees we all pay rather you are a Snowbird or not. This is all part of doing "Due Diligence" before buying.

We’ve lived in Duval since 2007. Pond side has gas, pool side has electric. When we questioned our agent about this he said the infrastructure was done on pond side first and stopped the gas lines at Odell circle. Go figure. We’re on pool side and we all have electric. We were here before St Charles was built and I didn’t think they had gas

I live in a courtyard villa and we added propane gas; it's a 60 gallon above ground tank. If you have a villa with a corner lot, you might be able to bury the tank.
