Want to buy a new home this summer

looks like the only available areas are Monarch Grove, DeLuna or Marsh Bend...am I correct?

Is it noisy in that area because of the Florida Turnpike?

Also, there are a few houses I am interested in but wondering how many will still be there in a couple of months or are they building new homes as we speak?

Would there be houses available that are not listed on The Village's website?

I don't want to wait and there is nothing left!

Thank you !!!!

vintageogauge 05-08-2020 07:00 PM

They are building at a rapid pace in DeLuna, Chitty Chatty, and Bradford, they won't run out of homes for you to look at.Some parts of each of the 3 villages you mentioned are near the turnpike but plenty of the homes are not near it. Get a good agent to get started with, I would recommend Beth Pope, she's one of the top sellers here and a straight shooter, she'll will give you honest answers to your questions.

FenneyFanatic 05-08-2020 07:02 PM

They are building in Chitty Chatty, De Luna and Bradford. St. Catherines will be started soon. No worries...there will be lots to choose from!

No. There are several new houses now available in Chitty Chatty.

You have been on this site for seven years.............tons of info for you.

The obvious as stated for years, do a Lifestyle and experience.........decide the area and jump in.

Stu from NYC 05-08-2020 08:55 PM

They are building more and do not think they will ever stop

SIRE1 05-08-2020 08:58 PM

Don't worry about running out of houses to buy. We drove south on 501 yesterday to the Coleman prison area and sure enough, they have the little Conestoga Wagon and The Villages fencing indicating they are going at least that far south. And remember, they own as much land south of 44 as all of The Villages north of 44. Trust me, you can wait several more years and still be able to buy a BRAND NEW home in The Villages. And if you wait long enough, you'll even be able to buy one in the village of Disney and guess what that town square will have - a Cinderella castle!!!!

Very noisy near the turnpike.

We went out walking that way a couple of weeks ago, and I have to agree. And depending on the direction of the wind, you can hear the turnpike traffic by homes that aren't directly on the turnpike. As others have said, they are always building new homes, no worries.

The amazing thing is there are lots of people buying the homes that are right on top of the turnpike, doesn't seem to bother everyone just like some people like to live near train tracks.

I would recommend Nanette Tolleson (Ntolleson54@gmail.com). About 20 years experience in The Villages & knows all the nuances very well.

Building in the Southern part of "The Villages"

The Villages has bought enough land to build perhaps 30.000+/- more homes going South.
No Town Square,
No Stores,
and No Restaurants as of yet open for residents. OUCH.

TandHSTAR@AOL.com 05-09-2020 06:33 AM

If you are looking for a new home yes those are in the south end. However if you are looking for a pre owned home you have more choices in location. Broaden your choices you will be surprised.

Villagesgal 05-09-2020 06:41 AM

The Villages is custom building again. Pick out a lot, pick the model you like, make any changes you want, go thru the design center to pick out finishes and 2 months later you have your new home exactly as you want it. Problem solved.

We totally agree about looking at pre-owned. We bought a home built in 2017 in March 2020 in Fenney. It's literally brand new - it was used as rental property and according to our neighbors, it was frequently empty. Warranties are still in place on some of the pre-owned properties, too. We don't regret it one bit, plus we don't have to drive to Fenney like everyone else does in order to enjoy our beautiful nature trails and walkways.

There are also plenty of resales which in a lot of cases are good deals because you would be the beneficiary of owner upgrades.

All current villages south of 44 are less than 10 minutes from Paddock Square, lots of restaurants, and shopping. 5 minutes from the new 24 hour Villages emergency room, 15 minutes from the UF Leesburg hospital, and easy access to the turnpike and I-75. Add to that the relaxing nature atmosphere, miles and miles of hike and bike trains and quiet country roads for travel or bike riding. Not much of an "OUCH" at all. Great place to live.

Suebee210 05-09-2020 06:47 AM

Bought in Marsh Bend on a water view lot that would have cost $200k more North of 44.

When the bridges over the turnpike are done(and they eventually will be) I am guessing our values will increase tremendously. Also new regional rec Center is open and shopping is coming. May have to wait a couple of year but value is there. Between 44 and 466A houses with a view very expensive.

kenoc7 05-09-2020 06:53 AM

Why buy new?

If you want quiet buy pre-owned in our lovely north end - Chatham, Briar Meadow, etc. Close to plaza, rec centres, 5 golf courses.

jimbo2012 05-09-2020 06:56 AM

Chitty Chatty just released about 30 homes yesterday, still a few lots left

Custom builds are going to ready to move into Sept, they R a bit slower due to suppliers delays.

jaccik1 05-09-2020 06:58 AM

I live in Piedmont...wonderful area. Quite, old oak trees. Near shopping . Best of both worlds.

They will not be running out of homes in The Villages for years and I sure agree with Beth Pope or her husband Todd as super agents. There is a reason they are one of the top sellers. Great family that lives right here.

we were a mile from the Turnpike when we lived in Ft Lauderdale...when the wind was blowing toward us you could hear the traffic....but it became similar to 'white noise' after awhile and you just didn't hear it.

Now I would guess that it was much more of an issue for those that were much closer to the highway (including the smell of the exhaust fumes).

Chitty Chatty would be my choice if we were buying now (or a pre-owned)

To each his own. It was so noisy we both agreed that we wouldn't even walk there again, much less purchase a house there. The Turnpike is very busy, constant traffic.

My advice is to wait till the neighborhood is somewhat established, that way you will know the location and placement of the house you are interested in. A lot of times you pick out a model and lot only to realize its not where you wanted it. The agents are not all that forthcoming on what may be in your backyard or in the surrounding area. When I bought my house and lot I was the second house in the neighborhood. When it was completed I had a transformer box 4 feet from my Lanai. Was supposed to be in the lot behind me and was not on my plat of survey. Someone screwed up bit there was nothing I could do about it.

Debbraham 05-09-2020 08:23 AM

The villages can only show you what they have ...look on Zillow or call a realtor from a local real estate company. Not sure if you understand that the villages agents can only show new homes and those that they have listed and the outside realtor can show any houses listed by a real estate company (such as Foxfire, century 21, Remax, Sally Love, etc) but can not show new homes or homes listed by the villages. Lots for sale other than new and village listed homes.

littlegbit@aol.com 05-09-2020 08:34 AM

Any reply with an opinion should say in their opinion because that’s all it is. The words “don’t” and you will be disappointed” again, is an opinion. We live in this so called “disappointing” area and love it. It’s far enough away to keep people who are disappointed away, close enough to enjoy the “real” villages and we have the added benefit of beautiful nature trails and more open space. Btw we do have restaurants and golf courses. It’s all a matter of opinion so be careful of whose opinion you listen to because most times the negative ones come from someone who doesn’t know. You should visit several times and stay in each area to get a feel for what’s right for you. Walk around and talk to people who live there and ask questions. If you’re in a hurry then stay a few days in each area all in one trip. There are vacation rentals available everywhere. That’s just my opinion 😊Good luck!

beckyallen 05-09-2020 08:46 AM

We were advised not to discount looking at pre-owned homes and it turned out to be great advice! Many have a lot of upgrades already done, inside and outside so if you like them, you are $$$$ ahead! Ours was totally upgraded so all we had to do was move in. It was only 3 or 4 years old, so barely used and in a great location in Pinellas. That being said, I too would recommend doing a lifestyle visit or renting for a month or two to get a feel for the different areas to help you figure out what is most important to you. The Villages is building tons of houses each month so it doesn't seem like they will run out of new housing any time soon.

True elsewhere also. Had a rental in Pine Ridge next to 466a and you couldn't talk on the phone when on the Lanai due to the traffic noise, especially with unmuffeled pickup trucks drag racing from the light...

Nowhere near the turnpike is that bad, and the sound is more like white noise similar to wind blowing through the trees.

However, just one or two streets inside and the noise was significantly reduced in both locations.

Visit the site and listen. Especially during the times people are heading to and from work.

Wow, really? You don't have to pick from only 6 packages anymore? Last time I got to pick out everything was 2003. :icon_wink:

Yes, you can hear the turnpike in Deluna, Monarch Grove and Marsh Bend. ESP at night. And you can see it from some of these locations. But these are desirable areas for many cause they’re close to the golf cart bridge that will lead to Brownwood square. It’s a gamble waiting but if you do you may see them lower the prices on a few. More likely you’ll just see them go. We can hear the turnpike from McClure but never really notice it unless someone brings it up. Best is to visit the area you’re considering during the day and after dark. Some areas are worse than others of coarse. Building prices keep going up so the longer you wait the more you’ll pay. TV will be continuing to build for years to come. Check out the map in the new homes section of the TV website. The green areas are owned by TV. You’ll see lots of yet undeveloped land. A villages realtor may be able to tell you the next area’s they’ll focus on after Chitty Chatty and Bradford. Pretty sure it’ll be between the turnpike and 44. Our realtor was Colin Potter 352-753-2270. We were very happy with him. Even my husband who tends not to trust realtors liked him.

NanaTerri 05-09-2020 09:16 AM

There is constant building occurring in the areas south of the 44. I don't think they will ever "run out " of new homes... We just purchased a home just north of the 466A. One reason we chose not to go brand new was the fact that there are many shopping areas and dining choices that we can easily access from our area (once things start getting back to "normal"). Hopefully those buying in the southern end will also have the ability to dine and shop more "locally" in the near future. One realtor had originally told us when we first started looking in the southern part a few years ago that they will also be building shopping areas as they build the new home. Unfortunately, I personally haven't seen that being the case. Keep fingers crossed that commercial areas will begin to be integrated into the "big plans" soon. Good luck with your hunt and enjoy the process!

Dzurinko 05-09-2020 09:37 AM

Plenty of time! That southern area (Fenny & Below) opened up 3 years ago and they don’t even have a grocery store yet. Nor do they have connectivity to the rest of The Villages via golf cart. The Developer is really dragging their feet. Additionally, before you buy, I strongly suggest you talk to the neighbors. A growing problem right now is grandparents allowing grandkids to move in with them. Some have already been living here 2-5 years and the developer refuses to take action to remove them although it’s the Developers responsibility to do so. And the grandparents have no courtesy for their neighbors who bought here to get away from kids. No one under 19 is allowed to live in The Villages. But it’s not enforced and getting to be a REAL BIG problem. So canvass your would be neighbors or your street could end up being a playground.

HoosierPa 05-09-2020 09:37 AM

I would recommend Becky Duffy. You won’t be sorry. She is an agent with The Villages

Shamp 05-09-2020 09:46 AM

I'm in Monarch Grove and it is peaceful and quiet. Please consider renting for a month or two to check out the area you're interested in. My 3 bedroom 2 bath is available! www.villagershomes4rent.com/6641

cassjax2 05-09-2020 10:10 AM

We have friends living in the TV area near the turnpike....when we visit I feel/hear a constant buzz in the air. We live in the N end of TV and I do not hear anything but quiet. I am not a city girl and could never deal with it except to visit. I’m just saying......🤐

rjm1cc 05-09-2020 10:14 AM

Once you find a house, if you think there might be a noise problem, go out to the house and spend a few hours at various times of day to see if it has a noise problem. I know a person who did not buy next to a tee on a golf course due to the golfers talking.

Sabrina&Bill 05-09-2020 10:22 AM

I’ve heard St. Catherines mentioned before but not sure where that is on the map. I would guess South of Bradford?

KMcgee 05-09-2020 10:34 AM

I would also recommend Beth Pope she is exceptional and works extremely hard for her clients.

queasy27 05-09-2020 10:41 AM

Another option if you want new construction would be to buy a modular home in the historic district and remove it, then do a custom build. There are many nice golf course and water view lots there.
