Painting home?
 
Can anyone recommend someone who paints stucco homes and where do u go to get approval to change color of home? And where are color choices we choose from??

You can drive around TV and look at colors of homes in the newer sections and if you find colors you like, write down the addresses. Then contact Customer Service and they can give you the names of the paints. You used to be able to go to the Customer Service office and find the info in a book but I'm not sure how that works during the pandemic.

Steve Kling repainted our house and did a terrific job, but you will get responses for other good contractors too.

If you want to change color, each CDD district has its own color palette to choose from. Contact Architectural Review committee (ARC) to get your district's palette. They are also the ones who give permission (or not) if you want a color not on the palette.

Oscar repainted my villa 18 months ago. In our CYV community of 80 villas, about 40 have been repainted in the past 3 years. Some because they needed repainting, our villas were built in spring 2011. Others wanted to change colors since our community received approval in 2015 after we submitted a petition signed by 3/4s of the homeowners. We have a list of 21 approved colors and matching trim colors. It was basically 18 versions of tan/brown along with gray, green and cream. I estimate that Oscar has done almost every repaint except one was done by Steve Kling Painting. I chose green because it was the most different from the colors offered.

Oscar's did a fabulous job. Painted our stucco home in one day. They did power wash a few days earlier before paining. I highly recommend them.

My friend used Scooter Paints and was pleased with the price and job.
Definitely go to the ARC but only if changing colors.

Steve Kling Painting with out a doubt. He uses Sherwin Paint with a satin finish that comes with a 25 years Manufacturers Warranty.

Steve Kling also painted my home and I would recommend him in a heartbeat. Great job, you could tell it was done by a professional.

Omar's Painting (352-434-7072) does a great job. Paint colors are approved by the Architectural Review Committee for your district. Color should complement the neighborhood.

The Architectural Review Committee will have the formula for matching the paint, then you or your painter can go to the paint store where it will be mixed. I found the Sherwin Williams paint to last, and look good for years. We painted in 2014 still looks great.

use sherwin williams super paint or diamond ,if your painting soffit and facia use the sherwin williams paint that's made for soffit and facia its works better then using house paint Use semi gloss on home its a better water barrier . They now make a primer that's colored in a way as to make sure you have a good first coat. When the primer is same color as house paint its hard to tell how if the coats are even . make sure the home is rolled not sprayed. this is my best advice ad a retired painter now you just have to find good labor .

I still consult for some of the biggest home improvement contractors in the US (none locally). If you are not fussy about quality - you don't need him. If you are - get a quote! 352 638 4441

Once we found a house color we liked we contacted TV to get the paint code used and then also confirmed the paint code and name with Florida Paint who supplies the builder for, I believe, all new home construction. We then contacted Investment Painting Contractors (TOTV sponsor) 352-446-7334 to get onto their schedule. They are very much in demand because they are known for their very high quality work and they use the best grade of Sherwin Williams paint. While we were waiting for the job to start we submitted our request for the color change to the ARC and were approved. Very satisfied with their work and they were able to match the paint color perfectly.

I used Prestige Design Painting - Eli Abrego 352-255-6462. Just finishing today. I can't believe the attention to detail. They removed the downspouts and light fixtures. Replaced bad weather stripping. Painted soffits. Painted faded door handles and light fixtures so they look like the original color (black and bronze). He really wants the house to look perfect. I was happy with the price too.

Eli was recommended to me by Jimmy Jones, a handyman that has done some carpentry for me. Another perfectionist.

My neighbors want to use Eli too after watching him work. He usually comes with a crew of 2 or 3.

A Steve Kling representative came out to give me an estimate. Spent an hour making notes. Said he would get back the next day but I never heard from him. Maybe the house was too big - 5000 ft2 + RV garage. He also wanted Romac to come out and replace weather stripping and the faded hardware.

I like to add one comment I failed to mention previously. Three days before Oscar painted our home, he had a worker come by and power-wash the entire outside of our home. The soffits and gutters looked brand new when they were done.

When Oscar's crew arrived the first thing they did was remove all the downspouts and patched all the cracks in the stucco and then rolled on two coats of Sherwin Williams best paint.

Since they are so busy, you have probably seen his trucks around.

Love your green color also. It's exactly the color I would choose if I could change from they gray color that all 110 of our neighbors have. Unfortunately, we would need about 83 neighbors to agree to a color palette addition - which is the closest thing to impossible that I can imagine. Nothing else in any governing agency ever needs 75% agreement! It's an insurmountable outrage! Between snowbirds, rentals and vacant homes for sale it often amounts to more than the number needed to prevent approval - even IF you could get the remaining neighbors to agree!

We have 80 villas built in 2011, and one of my neighbors got the petition finished and submitted in 2015. Oddly enough, gray is one of the new colors and we have about 6 homes choose gray, 7 have chosen green, 9 have chosen cream, and about 28 have chosen some form of tan. The remaining homes are the original yellowish color. Three of my neighbors repainted but stuck with the original color. However, one of those after seeing the dramatic change in mine, went ahead and hired Oscar and had theirs repainted in a new color and even though it had been painted the year before.

Contact Home Warranty for color choices and approval.. it can and often does differ by Unit, shown as the U on your ID.

Steve Kling. Excellent. How's this for service. Several years ago, Egner's power washed pool deck area with their normal solution, which we did not realize contained bleach and caused the paint to crack over a large area. Kling painted the whole area again, no charge.

Painting Stucco
 
We had our stucco courtyard villa painted by ISAA Painting, Isaias Serna at 352-398-8151. Isaias and his team prepped and painted in one day then cam back next day to do touchup work. They did all trim, doors, fixtures. Very reasonable price. I HIGHLY RECOMMEND. Make an appointment with The Villages office in Sumpter Landing and they have approved colors for each Village to choose from. It was a pretty simple process.
