Todd King, Village Builder?
Anyone have issues with this home builder in the villages? Asking for a friend who owns a "house of horrors" that he's responsible for. What a beginning for a new village homeowner to deal with! Just so many issues!

Todd King was the person assigned to my house about 5 years ago. I didn't have any specific issues. In my experience, The Villages warranty system will bend over backwards to satisfy homeowners who present warranty defects to be corrected. In most cases, you can deal directly with the subcontractors. The builder assigned to the house usually only gets involved in a warranty problem when there is a disagreement between the homeowner and the subcontractor about how to correct a defect. The "builder" you are referring to is an employee of The Villages, who acts as a project manager or coordinator for the subcontractors. He is a salaried employee, and I don't think he actually has a significant impact on the overall quality of the final product. His job is mostly to get the house built on time.

If it is in fact someone with a "friend" who has many problems with a new home, please tell us what they are. A sink stopper missing? Pole lamp without a light? Sod that hasn't taken root yet? Some streaks on the mirrors? Or something else? Both times we closed and had the builder walk though, we gave him our list of minor things such as I just named and he excused himself and stepped away for a moment and made some calls and literally within minutes the subs were there seeing that the minor repairs were made. Within MINUTES. In both new homes. Please tell us exactly what your friend is complaining about. |

Todd King built our courtyard villa in 2012 and so far, we have had no problems with it.

Often even the name you are given is not true. I spoke to Ken and....... Reply there is no one named Ken here. Should legal action be required, I am not an atty. A return receipt letter even if not answered is far more powerful than the client claims they called several times and spoke to Ken. The Villages offices were very helpful to us. A builder, your issues, are one home buyer, possibly viewed as unreasonable requests. The Villages can with too many complaints simply kick a builder out -a major financial loss. |

Yep, Todd King our builder. Many 5 minor problems. All issues resolved by Warranty Dept within 1 week. No problems since then. in the house 2 yrs now.

Todd King was our builder. maybe 5 minor issues; all resolved to our satisfaction within 1 week. No more issues. Had a nice conversation with him during the walk through. Would buy a T. King house again. Sounds like something else is going on.

I would assume the ultimate goal your friend/family member has is to have their issues rectified. Calling out the builder/project manager in an internet forum is not the most productive way to do that. We closed on our new home here in October 2020, and I am probably pickier about details than most people. After our builder walk-through, we compiled a list of things we wanted addressed. That list was attached to an email sent to Villages Warranty. That same day, I received a response from Warranty saying that individual subcontractors had been notified, and I would be receiving calls from each of them. By the following day, my phone was blowing up with scheduling calls to address our issues. I would edit my "punch list" as each subcontractor came out, listing the date and company that addressed specific issues. Having a permanent record such as this can prove valuable moving forward.
In short, we were very impressed with the service provided through Villages Warranty. They were genuinely concerned with making sure all of our concerns were addressed in a timely and professional manner. We even received many follow up phone calls from the various firms involved, checking in to ensure we were satisfied that issues were resolved. Document the issues along with all follow-up, keep Warranty involved in any progress or lack thereof, and you will get much better results than simply flaming an individual on a forum. |
I'm glad I read your response. I didn't think there were home builders working outside if what the villages is building. Different that a good it contractor.

One very effective means of communicating with the warranty office is to use the online e-mail claim form. My experience was a verbal response within a couple of hours with an appointment with a contractor, or a supervisor. The work orders generated by your contact are carefully tracked by the construction office, and poor performing sub contractors are prohibited from further work for the villages. The whole complaint/resolution process is fairly impressive.
