Comparing Epoxy floor to Square snap-in tiles for Garage
 

I am getting a quote on both—epoxy from Miller, and tiles from Custom Closets. Two totally different systems. Can anyone compare them, or give pros and cons?

I went with epoxy as floor is NOT level for tiles to lay correctly.

I would prefer the epoxy. But, I did install the Costco Motofloor tiles in a garage in Virginia. It was a very easy DIY project and worked well. I think snap together tiles are better suited to a concrete floor that is old, stained, cracked, and is difficult to prepare for an epoxy coating. But, if your floor is in good condition, I would go with epoxy.

I did Black Dog tiles after expoxy started chipping.

I friend has a plastic(?) tile interlocking squares that have been down for over 10 years. Still good condition, but you do occasionally hear a click as you walk across the floor. No idea of the brand as this was installed by a previous owner.

We did epoxy from Mr Miller. Looks fantastic. However when car A/C dumps it's water the floor gets quite slippery (even with double++ sharkbite). Also, since it is not porous like the originl unsealed concrete was it takes quite a while to evaporate so it stays wet & slippery. Considered the tile, actually bought a bunch to to try and just didn't like it. Epoxy looks great, Miller does an A+ job you just have to consider the pluses and minuses and what is best for you. Been almost 3 years, no chips dings or dents.

Went with Miller when we bought our new home. Outstanding. Still has a gloss shine.

How do you clean the dirt that accumulates on a garage floor from under the tiles? Usually I have to sweep the garage floor at least once a month, even rinsing it out with a hose every now and then. How does that work with snap-in tiles?

Used Miler, did a nice job. Shine does not last where water sits on it and the fading looks bad. For example, under the car where the car AC will leave water.

The epoxy flooring last forever with no maintenance and the durability, shine and look is beautiful.

I also did epoxy 10 yrs ago (with extra shard). It still looks great and safe when wet.

Another possibility to consider would be heavy duty roll out floor mats made of polyvinyl.
American Floor Mats website has a variety of types and sizes. Delivered to the house in tubes and just roll out and trim with a utility knife if necessary. We used them for 13 years in our last home before moving here.

I have done both on a large scale. WARNING
NON-skid is absorbed by the epoxy. It must be applied while the epoxy is wet. Once dry fir use a little sand or water on the floor and your feet will slide out from under you.
Some one will get hurt and a lawsuit should be considered. Their is no aftermarket solution. It looks gorgeous, its costly and very dangerous. You have been warned.
The plastic tiles in our 6 car garage held up very well. Very attractive. Install is very quick. Downside is dirt and water gets trapped under them, bet the geckos will love their new hideouts underneath. If you have non leaky vehicles, no oil, brake fluid or battery acid use the same stuff that folks get put on their driveway. Get Solvent based.
Regrettably our garage floor looks like very highly polished granite, beautiful and dangerous as hell. Anyone tell you different its because they are still on the learning curve.

We have a new place in St Catherine. Would love to have the garage floor epoxy coated. Can someone put me in contact with Mr Miller? What does it typically cost?

Never cleaned under my tile. Have washed them, used the fan in garage to help dry them. You can vacuum them also.

You don't without removing all of the tiles. But, the Costco tiles I had fit very tightly together, so there probably wasn't a lot of dirt under them, and you couldn't see it anyway.

I had these installed in my mother's home in DeSoto. She loves them. No slipping and she runs the robot vacuum several times a week to keep the floor clean. A rubber mat under the car catches condensate from the car's A/C.

Ordered direct from the company and was in contact with the CEO after she followed up after fulfilling a request for a sample. The total cost was $2457 installed and was less than what I was quoted from Closet Crafters and the price of the tiles direct from the mfr. was less than Home Depot's price. DIY and save hundreds more.

Don’t see the point, it’s garage floor, plain old concrete good enough for me, that way I don’t have all these worries.

I have snap in floors twice. The cost for the tiles for a two car garage is about $1,250. I did the installation myself. Two problems are dirt, and noise. My tiles were black.

My two cents worth.
We have epoxy. Probably not an option, for many but when we moved in we had the movers put all my garage stuff in the living room. We waited about a month for the cement to cure before having the garage floor epoxy coated. For many mentioning damage to the epoxy. As I understand it, they apply epoxy the clear product they put on top is not epoxy as epoxy yellows with age.

As far as putting my stuff in the living-room I knew it was time to move it to the garage when my wife tried to move my several hundred pound work table to the garage by herself.
Aside, I built it so that it comes apart. Heaviest part is the top and it took both of us to carry that into the garage.

We had Tru-Grit Coatings LLC. do our garage floor with a POLYASPARTIC FLOOR COATING 2 years ago and it still looks great. it does not seem slippery when wet and has not been damaged by me dropping heavy things while working in garage or while using heavy floor jack. not cheap but highly recommend 863-670-9270

We put epoxy on the floor in a 2 1/2 car garage and it looked nice and cleaned easily. I could use the leaf blower to clear it and move any water out the door.

If you decide on snap in tile, get a quote from Black Dog Garage Floors. He moved everything to place tile under washer/dryer and utility sink in in our CYV. Excellent service and reasonable cost. Completed the job in 4 hours. No odor, non-skid surface which is impervious to motor oil, antifreeze, brake fluid, battery acid and pretty much anything else. If a tile should become damaged it can be easily replaced.

I am from Canada but have gone to the villages for the last 9 years. Epoxy is the only way to go. The floor won't be level and therefor the other option just won't work. The epoxy floor will stand up better and last a lot longer. Epoxy won't show wear as any option will.

Consider staining the concrete instead of either.

The snap tiles get debris under them and need it cleaned out periodically and the epoxy will in a short time develope tire marks from the hot tires.

Staining is not expensive did ours very reasonably and it looks like epoxy with the chips had our porch done too.

At least let him and quote you and explain the differences between what your looking at and the stain. You’ll be glad you did.

I think most people use epoxy in the garage, not stain, because it is more resistant to petroleum spills. Concrete stain is normally used for the driveway and/or sidewalks.

That I canNOT agree with and the first time I ever heard that complaint. You may need to pressure wash or mop those areas because likely what you are seeing is a coating of dirt. Can't imagine epoxy losing it's "shine" unless you sandpaper it or maybe it was improperly applied.

I researched all options and went with tile. Key conclusions: Tile installation is quick and clean - no need to etch or sand floor to remove all old paint. Clean it with a vacuum cleaner. It's not slippery like epoxy can be. Finally - be sure to get a bid from Don at BlackDogGarageFloors before you decide. Great guy, great work, great price.

I’ve had an epoxy garage floor for over 15 years & it’s holding up great!! No hot tire lift, chipping, or staining.
The first thing the installer told me was NEVER mop it with a soapy solution. ONLY use an Ammonia solution in clean hot water.
Using soap will leave a residual soap film that gets extremely slick when the floor gets wet. Because I’ve always only mopped my floor with ammonia my floor is never slick when wet. I love it and you will too. 😎

I have Swiss Trax tiles, looks great after 8 years. I just hit it with the power washer. Had paint in MD and only lasted 4 years. I do real work in my Garage.

my epoxy only lasted about 4 years, then started chipping and flaking. that is reason I put the tiles down. Didn't want to grind the old epoxy off and repaint.

Finally, someone with a little common sense.

Who wants to spend over 2k to have a pretty garage floor.
Sorry, would rather spend that on other things.
