Realtor or FSBO?
Do you think the housing market is strong enough to forgo a realtor and just sell my 2X2 patio villa on my own?

Absolutely. I'd certanly try that first. I've sold FSBO and it's pretty simple. An ad on craigslist, here, and the Daily Sun and you can pack your bags.

I think that by just posting your question, you are well on your way to FSBOing. You will get contacted by people reading this. This is where your ability to deal with — and read — people comes in.
Contact a title company. They used to provide kits for FSBOs. I assume they still do. Make sure you cover all the legalities. If you have to advertise, take good pictures. Do your homework and ask yourself how comfortable, confident, and savvy you feel about dealing face-to-face with potential buyers. Other than the legal stuff, that’s the most important part. A patio villa will sell fast. Just be sure you know how to price, how to advertise if needed, and how to handle the public. You could get low-ballers and other types of pushy people. But you could also get a nice cash buyer who wants a patio villa. Put the word out among your neighbors first. If you are up for it, go for it. I would. But that’s just me. Boomer |

It is a bit of a sport around here and everywhere, bored people looking to see how you decorated etc. People, set up an appointment and then don't come, or call, or come late or early or think they need their dog etc with them. I have sold five homes fsbo and bought our TV villa directly from the owner. I also used to be a licensed Realtor in Missouri. A realtor (or real estate salesperson) offers some advantages, taking care of all the details and paperwork, doing the advertising, holding open houses, and primarily having a que of ready buyers. However, in a hot market like the current one, those advantages are somewhat minimized. A title company can take care of the contracting and closing details, you can do the advertising and open houses. Set a realistic price, somewhere between where a realtor would price it and what you would realize after commission and get it in front of as many eyes of potential buyers as possible - Zillow, FSBO, TOTV, Nextdoor, Daily Sun, Craigslist, Facebook, etc. if no offers in a couple weeks you have either priced it too high or haven’t advertised it effectively, and then you may want to list it. Also, clean it immaculately and declutter and stage it to look its best. Good luck.

Make sure you have an inspection on the home; doesn't cost very much and very worth while. I have been a realtor for 40 years and always had my people do an inspection if you are also buying.

We sold a house here ourselves. Word got out and we had 5 people interested. Sold to a previous renter for asking price. Used a Title company. So easy and saved $15-17,000 in realtor fees. It’s a sellers market. Not a lot of homes out there.

Just be sure you give the buyers a full disclosure in writing of any problems with your property. Lawyers are loving the FSBOs cause many end up getting sued. We sold ours up North ourselves with full disclosure. Buyers had it in hand for their inspector to see as well.

I would try to sell yourself before going to a realtor. I received an over ask, cash offer for my 2/2 within a few weeks (i think 2 weeks). You can take your own photos or hire someone to take them. It is not hard to write your own ad.
You will need someone to show it if you are not around. I have wonderful neighbors who helped. |

Yep - completed it in a few hours in Georgia - and buy here ( 2 weeks in Woodbury ). We all have friends that are realtors or real estate sales professionals. Yet realtors or slowly becoming the record player of the past - while a studious homeowner can be the Bluetooth player, ( out with old and in with new ).
Having said this it requires work a great FSBO attorney. Mine was able to do Georgia and Florida ( though opted for a great realtor here ). I will say it’s not for everyone… and based on your question and your responses, which actually yielded lots of great points. Though again not fir everyone, as there is lots of hands on… my attorney was the only attorney out of 10 I called who would do it, and then I found this firm had a website specifically catered to walking thru the process All the best, happy to communicate off line ;) |
The Villages sells itself. I would certainly try to sell first by owner. Looking at the real estate market it certainly in a sellers market. Go for it. Worst case scenario ( and I hardly doubt it) you turn your sale over to a realtor. We’ve sold both our former homes without realtors, Good luck!

You have nothing to loose doing a FSBO if its in your comfort zone, except time. Can you afford that ?
In this market its not uncommon to have cash sales that forgo inspections of any kind and don't need home warranty's |

We downsized our northern home a few years ago. We used an agent for that sell and buy. Our buyers requested a home warranty. Although we knew our house was well-maintained, the inspection had gone very well, and the appliances and hvac were almost new and had been taken care of — we threw it in because it was not a big expense and we were doing fine on the sale. Our agent was long-experienced and highly professional. She knew our house and its condition and seemed a little miffed by the buyers’ agent’s request. Our buyers’ agent was about 12 years old and just starting to try to make his “fortune” in the business. Do agents get kickbacks for pushing home warranties? Boomer |

How about listing it on Zillow it will be gone quick. Not sure if they have all the forms but pretty easy to download. Just remember your clauses you want in it easy to find the language online. No need to spend money on a realtor. They will do the same. No luck with zillow pay for a mls entry only and pay a selling realtor 2%
