Homes for sale in T.V.??
We are "Seasonal" having our resident home in T.V. but are in WI for the summer mo's.
Good friends of ours are now looking to do as we do, to buy a resident home in T.V. They are familiar with T.V. and would like to find a home So. of 466, No. of 44. I am trying to help them look, but we are still in WI till Dec.1st. They are hoping to find a home $300K or less. But looking on T.V. and Zillow listings there looks to be less than 5 in those listings. My guess is that homes are selling in their price range, but Relators have waiting lists, and that homes are selling before even getting listed. Any comments on what is currently taking place with the home sales??? |
Prices going higher and higher and selling fast.
Would find a realtor or two (MLS and Village sales agent) and discuss. |

I only saw one 2/2 Laredo VLS #234105 (299,900) in the Village of Duval that meets the criteria you gave. There are new homes under $300k south of 44 in the new areas. Good advice was given to get a Realtor and a Villages Sales agent to be on the lookout for a home that meets their criteria.
Opps, missed one, saw a 3/2 Amarillo for 289,900 in the Village of Amelia, VLS #223994. You and your friend can always filter on MLS or Villages site to see what is available. |

My sister is in the same boat, look at a house, and if you don't buy that day, it's gone.... you have to hook up with a realtor, and get a heads up before it hits the market... and offer full price or more .

I'll be selling my Begonia in three weeks. I'd say it reflects the market pretty well. 1959 SQ ft south of 44. Two years old, with some of the nice to have features (no carpet, quartz, white cabinets, light tubes and closet in 3rd BR) at 449k, it will sell in less than a week. I imagine a home under 300k with some nice features would sell even quicker.

We were going to sell. We live south of 44 and bought October 2017. I had the home refloored and repainted. We have 2/2 Cottage with a fully fenced larger yard. I had The Villages realtor take a look a week ago. We bought for 188,000. They would list at 288,000 and already had buyers. We thought about it and realized the prices are so high where would we move to? LOL We will wait a bit but keeping an eye out for properties outside The Villages.

No wonder new construction is so high. Bought 1pc of 2x4 x 8' at Lowe's yesterday and it was SEVEN DOLLARS! They were under 2bucks not to long ago. No wonder home prices are going up. Plywood prices are obscene too. |
Just
I just did a quick look on The Villages app. I was surprised to see so many higher priced villas and homes! But, I did see a few under $300K, especially in the Cottage and Courtyard homes and villas categories. Many listings were marked Pending.
My girlfriend was recently in Hilton Head looking to buy there and told me prices were high there as well. Over $600k for the home she wanted. I’d wait a bit, as there will be price corrections coming. |

Also they need to check MLS listings not VLS for listings. Also check Zillow, Next Door, Talk of the Villages, FB Marketplace for Homes constantly non stop. Another idea which the aggressive realtors do is go into areas that you like speak to the neighbors they can also provide leads of houses not on the market yet. They will be paying 20-30% more than a year ago and also higher fees taxes etc. |
this is definitely not the time to buy. if you want a decent home under $300? Going to have to look more in spanish springs. but I wouldn't be buying now. I'd be renting and waiting out the housing bubble for the next year .

The financial pages show the dollar has lost 7% of it's value this year. The CPI consumer price index is up 5.5%. Some of the same people screaming for a 15.00 an hour minimum wage are also screaming about increased prices. I have more questions than answers. I have more complaints than solutions. |

Florida population is exploding. The Villages and other such senior life style places are exploding as our population is aging. The sellers and the realtors are as you and the rest of us aware that demand exceeds supply. There are no bargains. As far as $300,000, there is also the cost of closing, moving, decorating, landscaping, appliances etc etc etc. We are here full time. We sold our previous home. We took a mortgage as money was is so cheap. We cleared more than enough from the sale of our previous home to pay cash for this one but, chose not to. Even if I wanted to keep it, our next-door neighbor was Dennis the menace. |

Endless debate. Before selling our previous home, I actually had a long term PLAN. I plotted the Zilliow price against actual sale price. The realtors will say zillow does not account for improvements. Zillow post a range on a home. They post the expected price increase. It is rare for a home to sell way beyond the zillow range. The real estate game. The seller, I won't take less than $$$$$$ for the home. The broker wants the listing because IF it sells he gets a piece even if it sells way below the ASKING PRICE. You are dealing with people. Say the wife wants to sell but the husband does not. Rather than argue he lists it for 2.6 million. I'm not looking to sell mine. Was someone to offer me 2.6 million and is offering cash because no bank would grant a mortgage against this home anywhere near to 2.6 million. I would say sold before the drugs wear off on that buyer. |

IMO, all of the clothes "could well be" on the floor before the article is completely read. |

There were issues with my sister. I did not want to fight. She signed with a broker, a sales lady who told her she has buyers waiting. Three or four months later still not sold. Where were the buyers she said she had. Do not forget they are sales people. Real-estate, law is interesting. It only matters if it is in writing. |

Real Estate as an investment? Actually long term stock market has done better and it is far more liquid with zero cost to hold it |

The real estate boom is extensive, in part due to mass migration from crime ridden high tax metropolitan areas suffering multiple problems such as poor schools, deteriorating infrastructure, corruption and so on. At present Boise and other Idaho real estate is off the rails. I know, I know, I know, "The Villages is different." and it is. It will grow until the wave of retiring Baby Boomer ebbs. When members of the Baby Bust generation retire things will be different although I will not be around to see it. |

We tend to think all countries, all people think the same. In the US due to tax policies. People buy real estate. People confuse their home with an investment. So many saying about it. Some partly true. They are not making more land China is. Venice, huge parts of it are literally under water. Real estate only goes up-except when it doesn't. Japan is islands. Land is so scarce that you have to win a lottery to be able to buy a burial plot. Our national debt is for me incomprehensible. Japan's national debt as a percentage of their gross domestic product is higher than ours is. Or at least that was true. Not sure if it still is. Japan is mostly closed to immigration. Like the US their population is aging. Their young WORKING people are not having enough kids to keep the numbers stable. We tend to think problems are exclusively ours. We seem to need to make all mistakes ourselves without simply seeing what other countries have an are doing and how it has worked. We tend to demand perfect. Truth it does not exist. |
