Looking for a lawyer to close the deal!
Hi. I'm closing on a house at the end of February.Can anybody recommend a good real estate lawyer. Thanks.

We did not use a lawyer since they are not required. Didn’t want the extra expense.

The closing company will handle the process. Hiring a lawyer would just be an additional expense and could complicate things.

Why do you need a lawyer at this stage? Do you need help on understanding the contract? Your duties under the contract. Do you want changes to the contract?
Point is if you are happy with your purchase deal you can probably go without an attorney. Do consider if you want title insurance or an inspection (which is probably covered in your current agreements) |

If you’re already under contract you don’t need a lawyer. If you bought with a realtor they will hold your hand thru closing. Get title insurance thru a reputable company .

I know that the State of Florida does not require a lawyer, however a house involves hundreds of thousands of dollars. I used a lawyer for the closing - Bogin, Munns and Munns. The real estate lawyer was excellent.

When I was building and the buyers were buying a home from me and were paying cash I always told them not to spend $1,500 to $2,500 for Title Insurance because my Title Insurance Co. showed no liens on the property. If there were the bank would want those liens paid before releasing funds to build more houses. I am sure the Billionaire Morse Family is not in trouble with money. Finally, all a lawyer will do is read what the Title Companies search shows him and that is "There are no liens on this property".

This post made me think of Bruce Williams who used to have a radio show I enjoyed listening to. He used to advise using an attorney for real estate purchases, I'm dating myself, lol.

I would buck the trend set by others in The Villages who financially could put me under their fingernail. They choose to not use a lawyer. They listen to Real Estate Agents and Title Companies for their information. It was extremely uncomfortable for me to do so especially with the transfer of the money. I don't like that one number or letter mistake on the transfer paperwork puts your money into never-never land. (Gone Forever)
I did not use a lawyer during my first deal here in the Historic Section. That will be the last time I do that. I'm no rookie at buying and selling real estate and feel much more comfortable with a lawyer. It is worth the money for sure. PM me and I'll give you my lawyer's number. Good Luck. |

If you did not have a realtor then yes a lawyer is the best bet! You are not paying realtor fees so just pay lawyer fees and be happy? Google “real estate lawyers”

I was just thinking, not only did we not have a lawyer but we closed through the mail. All the paperwork was sent to us, we signed everything and put it back in an overnight envelope. All done, very easy. When we were able to get down we went to the office to pick up our keys etc.
