Home owners insurance
 
Looking for a new company. Currently with The Villages Insurance partners, they have written my policy with Cabrillo Coastal General Insurance. Two years ago my policy was $1300. Last year it went to $1700+, just got my new bill, $2700+. Outrageous. Over 100% in two years. Looking for recommendations, have till 12/11/22. Regards.

I have Travelers through Villages Insurance. 3 years ago when they wrote it, it was around $920 IIRC, this year (JULY '22, 3rd renewal) it was around $970. Almost 15 yr old 2/2 Colony, max coverages inc. sinkhole (10% ded). Maybe they will catch up with me next year but for me barely any increases. SO MANY variables and obviously the coverages one has and the size of the home makes a major difference, so just tossing out numbers is meaningless without "apples to apples" comparisons. This topic is almost a weekly occurrence. :) The variations are mind boggling. Must siply be most insurance companies just don't want to write insurance so they figure "if you'll pay the price, good for us." Next year, after IAN, I think the stuff is really going to hit the fan. The **COST** won't be the major issue, the major issue will be finding a company that will write insurance in FL

Tell Villages insurance to shop the policy. I have to change every 2 years. Also look State Farm. Progressive, Allstate , etc. usually can get quotes online

Our Policy just came up for renewal a nominal $50 increase and no requirement to reroof 12 year old home.

I switched to Farmers and my premium went down $400. If you go thru the villages agency, check the company price on your own, it will be a lot less. I've never understood why anyone pays someone to find insurance when it can be done so quickly and easily on your own.

Same story, nearly the same. Been with 3 companies, $1500, $2100, this year $3108. Have been told same line at Villages brokers, Progressive office, and State Farm office. All say Florida insurance out of control, and NOT because of possibility of hurricanes here. Three different brokers, not just sales reps, told us Florida has always, since it became a state, been located in the SAME PLACE (this was said with a smile), that it has always been a location that could have a hurricane, nothing has changed. But what HAS changed, we were told, is the number of insurance companies who simply do not want to spend the time and MONEY in a long drawn out court battle over roof "damage", when they can avoid it completely by just bowing to all those who claim damage and pay the claim. We were told a roofer can replace a roof for $5000 to $8000 (their cost) which if FAR less than the amount of a court battle.... thus, the daily door bell ringers offering GUARANTEED FREE ROOFS, telling you that they will take care of the claim and guarantee it will be accepted. What they don't tell you is, we ALL pay for the "free" roofs, not just those who are going along with this.

Kin Insurance from the Merchandise Mart in Chicago. They only insure H/O's in Fl and La. Very reasonable last Jan so I will see how that goes this Jan. I'd call them.

Stay away from Cabrillo Coastal, Harbor Insurance, Florida Family, Security First, American Integrity, or Kin.

They are small hedging companies that are nowhere near what national carriers are. When you begin to read the full policy and declaration, you being to see you are being duped into poor coverage.

I highly recommend State Farm. Their price is reasonable. They stand behind you if there is a problem. Many insurance companies, not infrequently, try to deny that your damage is covered if there is a problem. State Farm does not play this game.

Progressive, through Villages Insurance. Haven't ever used them but our mortgage company loves them.

The cost of our policy went up as well, maybe $260 from last year. I called the agent and the percentage increase is pretty much over-the-board, considering inflation, probable costs of repairs, expense of building/replacement items shipped just about anywhere, etc. Ironically though I'm still paying about the same here as I was on a house in Minnesota, valued at much LESS than the home we have now.

It is all relative, I guess.

Those are not insurance companies, those are agencies.

One of the reasons insurance has gone up so much is because many were underinsured. With rising costs insurance companies raised the level of coverage which made many policies increase a lot.

Why hasn't the governor and State legislature done anything about insurance companies price gouging?

I believe there is still a moratorium on writing any new policies in Florida post Ida so you might not be able to get this done before your renewal date, but you can cancel a policy and be refunded if you move it after it renews.

Everybody helps pay for damages even if you don’t turn in a claim. Changing Ins. companies won’t really help.

It does not work that way. An insurance broker, such as The Villages Insurance, cannot charge a premium that differs from what the underwriting company imposes. That would be illegal. With the databases the insurance companies use, they know more about you and your home than you do.

The bread and butter of any insurance brokerage are renewal commissions. It is in their best interest to find you the best rates possible, and keep you as a customer year after year.

Well my first year was good with Villages Insurance but then the next year best they could do was about a 50% increase from the year before. I went outside to an insurance broker who scanned 26 different companies and got me a policy for 20% less than the original!

I moved here in 2018 and also was pointed to CC. My home was built in 2009. In 2021, I got a letter that I would be dropped due to "failure to maintain my roof". I had my roof inspected and no problems. I called and complained and CC said they would keep my policy in effect but I saw the writing on the wall and began searching for a new insurance company. I couldn't get online quotes due to age of roof so I started calling insurance companies and talked to a person. I finally settled upon AAA and switched my Home Owners, car and liability policy to them. Side note - got my roof inspected again this year and there is damage and AAA paid for a complete roof replacement.

If you think your insurance rates are getting too high, wait until the insurance companies begin to reflect their huge losses in southwest Florida as the result of hurricane Ian. That’s if the companies are writing homeowner’s insurance in Florida at all.

I contacted State Farm and agent said would not write the policy due to age of my roof so I went with AAA. Once I get my new roof put on via AAA, I'll be shopping around again.

The Villages is an independent agent who represents numerous companies. Most of these insurance companies also contract with other independent agents. Met find a better price but I would not bet on it. It is going to only get worse after Mr. Ian and Ms. Nicole.

We went with HH insurance in St Pete on the advice of a friend in TV. They are an indepentent agency and work with over 40 companies. They gave us 3 options, sort of a good, better, best thing.
Our house was built in 09 and has the original roof. The insurance company we selected sent an inspectior out. He looked inside and out and said we were good to go. So far we're happy.

What does that even mean? Insurance companies are HIGHLY regulated and are not exactly money making machines. Rates have to go past the state regulation board. From what I see, the insurance rates on my 2 houses in TV are about equivalent to Wisconsin rates. Remember that we are being Gouged with high inflation everywhere and home values are way up as well so insurance has to go up to cover all this. People screwing the insurance company to get a free roof don't help the situation.
