My wife and I have both been in the real estate industry in many capacities for over 4 decades, and have multiple houses in The Villages.
I would highly recommend Liz Saunders (352-561-6053)
She is a highly experienced and successful broker who has her own firm here. She also has a staging company. IMO, you'd be hard pressed to find anyone better.

I cannot say enough about Wayne Machol. He helped design our house we built in 2021. He knew more than the designer. We had him list the house in 2022 and it sold in one day! It never hit the MLS. He sent to a few agents. The agent that brought the buyer did nothing. Wayne knew the house from top to bottom. He has a great personality and now has a team with his wife and son. Gail Evans is fantastic! Such a giving person also. She is with the Villages. You also want an MLS agent if looking to purchase. If selling, then one or the other.

What I would suggest is interviewing a few agents, two or three MLS and two or three VLS. Ask each of them to provide you with comps and a marketing plan. Determine which one might be best for the sale of your home. Personal rapport is also important.

Also limit the length of the exclusive listing you sign to three months, four at most.

If you feel comfortable doing so sell it yourself as a FSBO or use an agent who will list it on MLS for a few hundred dollars and offer to pay the buyer's broker a 2-1/2% commission.

In any case get a good photographer to take pictures of your home for the listing.
