Anyone have a good experience re-sodding their yard?
 

Our back yard in Richmond is like a little mountain range with lots of hills and valleys. They did a rather pathetic job with the sod. I really would like to have a smooth yard, but I don't want to go through the expense and aggravation of having it done and not see a real improvement. Have any of you gone through this process (with success)?

We re-sodded but it didn't take - however, it was under a large tree

"The Sod Lot Villages" is a great place if you decide to do it yourself.
Cheaper than Lowes or Home Depot and much healthier sod, fresh cut every day
Google it, just north on Hwy 441 on the east side

If this is a newer house (1 year warranty), I would contact home warranty first and complain to them, if out of warranty, I would ask who did the original work, and then have a discussion with them about shoddy workmanship, you may get lucky and they will offer to fix the problems. As for having your lot resodded, be sure to check and make sure you are not interfering with lot drainage, you MAY need ARC approval, really not sure on this one. I would go with one of the larger lawn care companies, and see if they offer any warranties on their work. You may also need to have your irrigation system checked for correct coverage and correct scheduling of watering times.

I had a similar problem and pointed it out during the walk-through. The warranty department took care of it, and they did a pretty good job. I don't know how long the warranty is good for as I caught this right away.

Thanks for the suggestions. We closed in December. I wrote a comment when we signed off on the sprinkler/irrigation session that the sod was poorly done, but it never occurred to me that it was something they might correct. I'll give the warranty people a call.

I put in a large area of zoysia sod last year. To get it to to grow and attach to the sand
(soil) you need to water the heck out of it (every day for 2 weeks) and roll it.

Warranty claims for crappy sod install and irrigation good for 30 days , act quickly on new homes

Stay away from St. Augustine. It's a weed and takes more water and susceptible to chinch bugs. Go with Zoysia grass. It takes less water, looks better, easier to cut and reminds me of northern type grasses.

They absolutely will take care of it. Our builder voluntarily extended our initial warranty period because we were having operating difficulties. What a fantastic place the Warranty Department is. Can you imagine facing that job every day? It’s gotta be rough. They handle it with grace and are so professional.

The spot where they replaced our Sod is thriving. I hope they come through for you.

I too have a new yard in Richmond that looks like crap. We called and put it on the warranty list. The guy came out without an appointment which is fine because it was outdoor work so he replaced a few dead spots. I Came back and looked at the job later, and it looked like he haphazardly threw a couple chunks of grass in an area And did not take care of the rest of it. It is very uneven gaps between the side difference between the side and this is after they supposedly fixed it. I will be calling the warranty department again this week. But they are getting cheaper and faster every day. Even the landscaper when he came and said they used to give me several weeks to put these yards and now they give me one week. So he didn’t tell me, but it pretty much comes off. The truck gets thrown on your yard and sprinklers come on that was pretty much about it .
My side wasn’t actually even cut them put in the place is rolled up on the side of the house a couple inches. I did ask Landscaper about it who is mowing the yard now he says it should be OK cause it will help the water runoff from the house. 😂

Not sure if it has time to settle? We had a lot of trees removed and sod put down and because of our lack of rain to push it into the soil it does not look good. If you can get it redone good for you. I think when rainy season hits it will all work out at least that is what I am hoping.

Agree, but if your neighbor has St. Agustine grass, guess what's going to happen over time??

My advice would be the opposite...
 

Had St. Augustine for 27 years in Florida (St. Pete and Sarasota), always had a nice looking yard. Bought a house here in 2011 with Zoysia, was told it was more drought tolerant. Worst lawn I've ever had, by a mile. If you look at the yards up north by Lopez and Glenview w/St. Augustine, they all look way better than any of the zoysia lawns, which I believe is why they went back to St. Augustine in the newer areas (I was told).

I’d be afraid of my neighbors’ lawn encroaching on a new sod job.

30 days on sod. The warranty patch was no better

I level it myself........(the yards are so small) then I just throw seeds down - works for me.

This may sound as though I am joking, but I am not
I hired a landscaper with a heavy duty steam roller
It flattened the ground and did not kill the lawn
In the bigger depressions I filled them with top soil before he rolled
Fixed the problem

Toilugh time of year to establish did.

New sod need to be watered heavily the first few weeks.

The Scotts ProVista they use is about as good as you can get for Florida..

We used Allen Sod to do about 1,000 sf about 1 year ago. All is good today.

Interesting. I called the warranty dept and a guy was here today to look at it. Gave me the story of how carefully they level and roll everything. Said it would fill in with time. Said the 1 foot drop over the 4 feet from the veranda wall to the drain was required grading. Said if they redid the sod for me I would be the first one. Someone's not telling the truth, and I don't suspect you. :>)
