I was looking at the TV website this morning and noticed that all of the homes in the Edgewater Bungalows area are now for sale. You can click on any homesite to see the price and name of the model. I guess that none of these will every be used for Lifestyle Preview guests.

Looks like most of them are already sold. Anyone know where to find the floor plans for the different models....I can't seem to find them. Thanks!

$243K (plus bond) for 1600 SF, 3 BR/2 Bath, Concrete walls with stucco, 1 car + golf cart garage at LSL seems like an OK deal. Lots look small tho (maybe 3500 SF?).

Where did you see the SF of the lots? You surely can't beat the location of those or Creekside Landing.
As much as I love the view from the back the villa I got in Belle Aire, I might have been tempted by being able to walk to the square! Neither of these were advertised as available (or even in the near future) when I bought in September. I had mentioned to our sales rep about how much we loved the closeness of Creekside to TooJays and Sweetbay.

I guess she didn't know they were going to be available.

Just an eyeball guess - looking at the pictures, they really look like small lots.

Hmm... I don't see them either. But then again, I never noticed that Summerchase didn't have guest parking!

Lot sizes range from 4000 to 11000 SF

Go to the Sumter County Property Assessor's website http://www.sumterpa.com/GIS/Search_F.asp and put Edgewater om the street name box. Click on the GIS map link for any one of the properties, and you can then scroll around to look at the others.

They will probably share the pool and mailboxes at Creekside Landing across the street.

Not all of the units have been offered for sale -- looks llike they are keeping about a third of them, probably for Lifestyle visits.

All of the homes in Edgewater are for sale. Looking at the map this morning, only 13 are still available. Apparently none of these homes will be used for Lifestyle Preview guests.

A Chicago friend of our next door neighbor just bought one of these homes. They were told that the floor plans were identical to some other CYV's, except they all have have 2 car garages instead of the 1 1/2 car garages. This is second-hand information so it could be incorrect.

I find the Sumter County Geographical Information site easier to use than the Property Appraiser site which only shows information for only one parcel at a time. Go to www.sumtergis.com. Enter "Edgewater Ln" in the search box (not Edgewater Lane). When the list of addresses appears, click on any one of them. An aerial view will now come up that shows multiple parcels. Go to the tool boxes at the top and zoom out by changing the scale to at least 100'. Now you will be able to see the entire Edgewater development. Click on the parcel that you want to look at. When the information appears in a separate window, click on "Property Appraiser". Another window will appear with more detailed information including the total square footage. This is a great public information website and can be used to look at any parcel within Sumter County.

I have a couple of questions that I'm hoping someone can answer for me!

Does anyone know approximately how much the bond is on a $200,000 home in Edgewater? I've heard quite a range of $ amounts and I'm wondering if anyone has bought there and knows for sure!

Also, are all of the homes all Courtyard Villas? I couldn't determine if they all were or just some of them.

Go to thevillages.com. Click on homes near the top and right side. The next window has Edgewater bungalows near the middle on your left. Click on this and a window will open where you can moe the cursor and find out all the info ( but not the bond amount).

I drove through there on Christmas day and all the homes are Courtyard Villas. Many had sold written on the windows so I just checked the web site and I see that there are only 7 left.

I remember reading on TOTV that Edgewater was going to be used for lifestyle previews. However, I don't remember where that information had come from. Does anybody know? Did TV ever officially state somewhere that the Edgewater development would be for lifestyle visitors?

I heard from a sales agent at an open house that TV is going back to using Property Management for LSP along with those homes in Creekside. Another person mentioned that they have a friend that is doing a LSP and they are staying in a home on the east of LSL. These homes were all used for LSP and then put on the market.

I have a friends that was here in 2007 for his first LSP and they were put up in a home in Amelia.

One thing I see from this is that maybe TV is seeing that too many people are using the LSP as a vacation and not what it was intended for.

Where are the LSV homes going to be? Will they still be near LSL?

LSV homes in general have always been hear the sales office at least for the past 3 years that I know of. Now saying the it won't be long for the building to begin south of 466a and many of the sales functions will move to that area.

If TV truly follows through with things and goes back to using Property management for LSV then you will not know the location of the home until you arrive to start your visit. I think about 1/3 to 1/2 of the homes and villas in Creekside were up for sale so that greatly decreases the available pool of homes.

We were invited by TV to do our first LSP (as opposed to requesting one). When we came, there was no pressure at all to buy or even look at houses. Our rep. just said, "Enjoy your stay. If you would like to look at houses while you are here, give me a call. If not, have a great time."

Sure they hoped you would want to look at houses, but the idea was that TV would sell itself-- which it does. And it no doubt still would if TV used pre-owned rentals for the LSPs. However, I thought TV sold their Property Management division. Also, if that were the intent, I wonder what their plan is for Creekside.

Yes the Property management was sold to a company I think is called Blackhawk and everything is transparent. If you call today for a LSV you are transfered to PM. I wish I could find the org chart for Glen Hollow Farms that I posted before that shows all the sub companies within TV umbrella to see if there is a tie in with Blackhawk.

I do not think that TV is changing their overall non pressure approach to marketing TV and as you say TV sells itself.

A number of the homes and villas in Creekside have already been sold and the ones that are left are still being used for LSV and being handled by PM.

My, how things have changed!

When I came for my very first LSP, I checked in after 9pm at the sales office at Lake Sumter Landing. The Community Watch (not called that then, of course) came, gave me keys, then led me all the way to a CYV on Langham Court in Forsyth Villas, with a view of the Citizens First Bank - at Mulberry Grove! As far north as TV existed/exists.

My second visit was vastly more convenient: one of the "cottages" at Lake Shore Cottages, so I could walk to the "Street of Dreams" (where Southern Living Store is now) to choose all my home's amenities, etc. At that time, there were buffalo/bison where Creekside Landing is and nothing but an open field where Edgewater Bungalows are.

I guess, as I approach the 6th anniversary of my closing, I'm maybe beginning to sound like an "Old Fogey!" :sigh:

looks like a nice layout....but the lots might be very close together?

We are coming down in January for our 2nd LSV, we are being put up in one of the Cabanas at Creekside. Can't wait. :pepper2:

It is our understanding that the reps were as surprised by the release for sale of these bungalows as anyone.

No, some of them have 1 car plus golf cart size garages.

All of them are CYV's. The Harbor House is the same as the Grantham. The Eastport is the same as the Stoneybrook. Not sure which one the Glen Arbor is based on. A few were stretched beyond the stated sizes of the Grantham and Stoneybrook. Not sure about the Glen Arbor.

Regarding the Edgewater Bungalows and all the units in TV, it is our understanding that they use a formula that takes the cost of the infrastructure for the entire development (unit) and then divide it by the number of lots. This amounts to $12,500 per home. We were told that the bond in newer units would be in excess of $14,000.

All of the homes are CYV's. The Harbor House is the same as the Grantham, the Eastport is the same as the Stoneybrook. Not sure about the Glen Arbor. A very few have been stretched beyond their stated floor plan sizes and some have a 2-car garage.

The price of the bond in a designer or premier unit of homes would be much higher than in a development of villas. The $14,000 refers to a development of villas only.

I believe that designers are either $22,000 or $24,000. (I reserved the right to be wrong... even if I'm right) :oops:
