Hey Stu, Never a fun time when that happens. Suggested by Energy Star - It is recommended to consider changing the heater if it is older than 10 years old or if there is visible corrosion, leaking as you mentioned, or even issues of hot water circulation. At my last residents could get water heaters with 12 year warranty not pro rated, if it failed got free replacement(2013), evidently they don’t make them like they use too? I was on well water, I usually got free replacement around 8 to 10 year mark.

I’m having hard time figuring why water heater on city water (must be the swamp water down here?) won’t last more than 10 years. The one in my current village home was 18 years old (original heater installed). I replaced it for insurance purposes. I wonder when my ceiling fans or light switches have to be replaced for insurance? Normal water heater prices now run around 500 to 700 bucks.

If your light switch fails, you walk around in the dark.
If your hot water heater fails, you have a flood with water damage.
If the water heater failure is limited to gas/electric breaking down, WAIT, the risk is tank failure.

How about the cost of a tankless water heater? I am putting in a pool/spa and have a soaking tub and thought we should go the tankless route. Existing water heater is on the opposite side of the wall where the tankless will go plus we could use the sq ft in the garage. We have a company lined up to install the gas lines to the new spa heater and to an outdoor kitchen and the line goes right past where the new tankless will go. they will put the line to the new unit.

Last year my insurance company said they wouldn’t insure my home unless we replace the water heater. Did so for $970 electric.

Hi Janie, we can set up free estimate at your home for this work. Usually when transitioning from tank to tankless need to make sure electrical of the home's panel can handle the changes. How much to replace just the sacrificial anode? I did that on a 10 year old 75 gallon gas water heater and saved a lot of $$ and the planet.

How much is the material? All you need is the new tank a couple hoses in a roll of Teflon tape. Material shouldn’t be over $550 if I’m correct on the cost of materials then that leaves $325 to change out a tank which once it’s drained, should be done in an hour or less.

Correction: The OP's quote does include an expansion tank. So, in my opinion, the quoted price is reasonable, especially if the existing water heater does not already hafe an expansion tank. This could required additional piping.

Using the old Google, it says State is a division of AO Smith and that State makes very good quality water heaters
