Yep, it appears to be a combination neighborhood of cyvs and veranda homes.

I suspect those homes, especially the CY villas, will have dozens of people (mostly investors), attempting to secure a home the moment they become available. That’s what occurred in late 2022 in the villa neighborhoods of northern Richmond. These new homes will be just a few minutes walk to Brownwood.

Investors flock to homes near the squares- at least in my neighborhood. It will be interesting to see how quickly the homes sell.

20+ minutes including a stroll over the Brownwood bridge. Walking is doable but not what I would choose. Pretty quick and easy by golf cart though.

Yes lots of rental property. Someone just across Meggison has a rental designer home on both sides. And also a lot more walkers across the bridge.

It looks like they are installing walk/don't walk signs at a lot of the traffic signaled intersections on 44 as part of the sidewalk project. That would also mean crosswalks. You could walk straight down Meggison.

No, the lots were included in the original calculations, the developer pays the bond payments until the property is sold and then the payment is prorated between the new homeowner and the developer so that each only pays the bond assessment of the property for the duration of ownership.

So far 5 LLC in Richmond, are either up for sale, or sold at one year mark. My guess those 5 LLC will be investing in new Richmond homes. Easy money rental for a year, plus $100,000-$150,000 from price of home in a year.

We have been been leasing in The Villages for the past decade, we like the areas south of 44 the most. I guess it’s what floats your boat.

Maybe, maybe not. There's been a designer home for $635k in Richmond that's been on the market for a month. Beautiful home, just backs up to another home. Demand may not be what it was in 2022.

Great another rental slum, like there aren’t enough problems with sterile investment groups in The Villages. Hand it all over to them and let them choke each other out. Maybe the other areas can live life normally as retired people desire to live without the insensitivity of renters.
