Who is responsible for insuring all the amenities?
 

HOA's all over Florida are in big trouble due to rising insurance rates. Who is responsible for insuring all of TV Rec centers, Executive courses, Pools, Gaming courts, Golf cart paths in the event they are damaged by storms etc?

There are 3 different entities responsible for this, VCCDD, SLCDD, and the developer. North of 466 the VCCDD via the RAD is responsible. Between 466 and 44 the amenities are owned by the SLCDD so the responsibility falls to them via the SLAD. South of 44 the developer still owns the amenities so the are responsible.

That would depend upon who owns it....Village Center CDD, Sumter Landing CDD, The individual CDD's or the developer who still owns most of the amenity facilities south of 44.

So, is there any responsibility paid directly by the residents that could be raised, like required by HOA's? Also how does someone find out the balances held to secure the infrastructure?

We didn't want a clear, well informed answer. We wanted something to argue about until this thread, like all others, would deteriorate into complaints about dog poop and bad drivers going thru roundabouts.

No, it can’t come back on the residents due to the structure of the deed restrictions, they are very specific on how amenity fees/rates can be raised. The residents have no ownership of the amenities only a contractual agreement with the owning entities as stated in the deed restrictions.

Budgets and financial statements for the areas north of 44 are available at districtgov.org under the PWAC & SLCDD for the 466-44 area and RAD & VCCDD for north of 44.
For the area south of 44 that information is not available as they are owned by a privately held company and they are not required to disclose the information.

I would imagine as large and well funded as the Villages is, that they are self insured.

Some of the issues that the HOA’s are facing are related to the distance they are from the water. Another problem for some that you may be hearing about in the news is because of legislation that was passed that required engineering inspections on condo buildings 3 stories or higher within 3 miles of the water. Once the inspection is done the HOA budgets must be fully funded to address all repairs called in the report. This is a summary of what is expected. This has raised some issues for HOA ‘s where the repairs are more than the current value of the units.

TV doesn't have HOA's...... GWN explained it very well IMO.

We are center of the state hurricanes lose power on land even cat 5 IRMA 2017 didn't do much here BUT they spin off tornadoes mainly the right side that could nail us like Mallory Hills (did taxes for a lady just a few houses away she was ok)

Don’t really matter if rates go up enough maintenance fees will go up. Got never ending supply of funds if needed.:shrug:

Maintenance fees are not used for amenities. Amenity fee increases are limited by the deed restrictions as noted in post #8.

The village governance does not remotely resemble an HOA. Community Development Districts are quasi-governmental entities. HOAs are farcical.

People actually worry about these things?

The CDDs are government entities, they are considered a Special Purpose government not quasi-governmental.

Owner(s) of the individual properties unless there is a contractual agreement. No one insures sidewalks.

Noted comments about buildings. These are mostly condo associations which are different from HO associations and have different sets of laws.
