Who is responsible for insuring all the amenities?
HOA's all over Florida are in big trouble due to rising insurance rates. Who is responsible for insuring all of TV Rec centers, Executive courses, Pools, Gaming courts, Golf cart paths in the event they are damaged by storms etc?

Budgets and financial statements for the areas north of 44 are available at districtgov.org under the PWAC & SLCDD for the 466-44 area and RAD & VCCDD for north of 44. For the area south of 44 that information is not available as they are owned by a privately held company and they are not required to disclose the information. |

Some of the issues that the HOA’s are facing are related to the distance they are from the water. Another problem for some that you may be hearing about in the news is because of legislation that was passed that required engineering inspections on condo buildings 3 stories or higher within 3 miles of the water. Once the inspection is done the HOA budgets must be fully funded to address all repairs called in the report. This is a summary of what is expected. This has raised some issues for HOA ‘s where the repairs are more than the current value of the units.

We are center of the state hurricanes lose power on land even cat 5 IRMA 2017 didn't do much here BUT they spin off tornadoes mainly the right side that could nail us like Mallory Hills (did taxes for a lady just a few houses away she was ok)
